More One South Market Renders!

Nathan Donato-Weinstein from the Silicon Valley Business Journal hooked us up! Check out the very latest renders for the 23-story One South Market residential building in Downtown San Jose. Several things to note:

  • The entire Santa Clara Steet side is retail/commercial space with support for three separate storefronts.
  • The garage entrance is now on South San Pedro instead of Market Street (sweet!).
  • The Market Street side has some retail, the lobby, and the leasing office.
  • Remember that huge teal line running up the building? It is planned to be LED-based, meaning it can be any color.

My favorite render is the night shot at the very end. I am getting really, really excited about this building. The day this thing breaks ground, we'll have to celebrate at the San Pedro Square Market!

    1. Apple is a traitor to San Jose! They opened one in Dt. Philly, Montreal, Portland and Indianapolis. It's time to say "F" you to Apple and look for something better like a unique international store with prestige and very few locations in the U.S..

    2. Samsung is opening retail store now, maybe the city can convince them to open in DTSJ.

      Some possible retail targets:

      Zara
      Esprit
      Foreign Exchange
      Cotton On
      Theory
      Giordano

I would also love if a Rasputin/Amoeba/Streetlight opened in downtown.

  2. The meeting is today for EIR for this building today. You should get an idea when this thing will break ground. It's desperately needed badly downtown. Keep up informed as to when they will definitely get underway.

  3. Is this project realistic or just a dream? When will this project break ground, if ever?

    1. Very realistic, 2-3 months if that

    2. You know that for sure?

    3. Brian, no one knows FOR SURE. But all the normal construction processes are going through fine as of this point. The only time we will know for sure is when we see actual construction of the foundation. Heck, even demolition activities are not counted as FOR SURE, in my eyes ;)

  4. As soon as they can go through all the proper channel through the city permit process, they will break ground. This project is a good a money in the bank and secured. It's that set! Ground Breaking: March or soon as possible.

Second news: Nemea will open by this Weekend or early next week on First St. just like the Korean food place did. It's a nice stretch of dining and shoppind district downtown. Good job!

    2. There really is a nice little district coming along on First and Second Street. Was there on a Friday night and First was completely packed. The new 55 South bar looks like a substantial upgrade from A Perfect Finish (which I liked). I peeked inside Nemea and it looks impressive. This is really going to be a flagship restaurant with great decor and a slick bar. The Korean restaurant is open and another new place looks like it is coming soon on that street. Basically all of the retail/restaurant spots are filling up. The video ads they are projecting onto the Pavilian Garage wall also add a nice little touch. The area seems much more lively than a few months ago.

    3. Should also mention Vyne opened on paseo de san antonio, and the Yelp reviews are fantastic. Combined with Blackbird Tavern, two 8k+ sqft flagship restaurants in the San Pedro Square area, and half a dozen other planned restaurants... 2013 is going to be a great year for Downtown food. Traditional retail still has a ways to go, but Muji is going to pave the way for others. All we need is foot-traffic, and we are getting there.

    4. No traditional bank needed for One South Market building. Essex, the apartment pension company, will fund the bulk of the construction of the building. This project is technically a go after it clears the city planning.

    5. This project breaks ground in June while Sentara(formerly Carlyle) breaks ground in November.
