Apni Mandi Plans 24-Hour Grocery Store for Campbell’s Wing Center

Shoppers in the South Bay who already know Apni Mandi from its locations in Milpitas, Fremont, and Sunnyvale can look ahead to a larger presence in Campbell. The Indian grocery chain has advanced plans for a roughly 26,000-square-foot store at Wing Center on West Campbell Avenue, a space previously occupied by Big Lots. Campbell’s Planning Commission approved the conditional use permit in September 2026, clearing the way for 24-hour operations, off-site alcohol sales, a bakery, and an on-site butcher.

The project calls for a modest interior mezzanine of about 920 square feet along with exterior facade updates and parking lot adjustments. Once open, the store would join a growing cluster of specialty grocers serving South Asian communities across the region. Apni Mandi’s existing Bay Area locations already emphasize fresh produce, prepared foods such as chaat and curries, and round-the-clock access at some sites. The Campbell version is described as one of the chain’s more upscale formats.

A separate Apni Mandi opened in Dublin in late October 2026 at Fallon Gateway Center and also runs 24 hours. That opening brought the chain’s Bay Area count to four stores before the Campbell addition, which reports indicate could arrive as early as spring 2027. The Dublin store has drawn crowds for its combination of groceries and a prepared-food counter, a model the Campbell location is expected to expand.

The move fills a vacant anchor space in a multi-tenant shopping center near the intersection of West Campbell Avenue and South Bascom Avenue. For residents who currently drive to Milpitas or Sunnyvale for specific ingredients, the new store would shorten those trips while adding another late-night option in an area that has seen steady retail turnover. Campbell’s recent activity has included other food and retail proposals along Hamilton Avenue and in the Pruneyard, so the Apni Mandi project fits a broader pattern of filling empty retail pads with destination businesses.

Details on exact opening timing and final tenant improvements remain subject to construction schedules. In the meantime, the chain’s website lists its current addresses and notes 24-hour service at the Dublin location for anyone wanting to sample the concept before the Campbell store arrives.

Valley Health Center Opens on Bascom

Santa Clara County opened Valley Health Center San José-Campbell on Monday, September 28, at 1410 South Bascom Avenue, on the San Jose–Campbell line next to the VTA Bascom light-rail stop. The 10-story, 230,000-square-foot outpatient building holds more than 200 exam rooms. It is the largest clinic in the county system. Services include adult medicine, family medicine, pediatric primary and specialty care, adult and pediatric urgent care, OB-GYN and maternal-fetal medicine, dental, behavioral health, pharmacy, lab, and imaging. Two older San Jose clinics fold into this one roof.

The county bought the converted commercial site from HSRE-PMB San Jose in January for $340 million, financed with a 30-year revenue bond. Officials said owning instead of leasing will save about $112 million over three decades. Construction ran four years. A 600-space garage sits on the lot. More than 11,000 households are within walking distance; about 90,000 people live a 10-minute drive away. Apartments bookend the block. The Urban Village map already wanted density here and putting the biggest public clinic on that corner is the most practical version of that map.

Weekday clinic hours run 8:30 a.m. to 5 p.m. Adult and pediatric urgent care stay open until 9:30 p.m. on weekdays and until 5 p.m. on weekends. County clinics already see 1.3 million visits a year. This building is the bet that wait times drop when primary care, dental, and after-hours urgent care share an elevator and a light-rail platform.

Campbell’s Restaurant Shuffle Adds New Cocktails, Sushi, and Dumplings

Campbell’s downtown has spent the past year swapping nameplates faster than a Friday night reservation list. Lira, the contemporary dining room that opened in January 2025 at 368 East Campbell Avenue with San Jose native and “Next Level Chef” winner Tucker Ricchio in the kitchen, shut after New Year’s Eve. Ricchio had already left in June 2025. The owners later said the fine-dining math no longer worked. Into that 110-seat room, including the patio, Jason Seele of Los Gatos Soda Works is building Trial | Error, a modern cocktail bar with small plates, aiming for an October opening and evening hours around 4 to 11 p.m.

A few blocks over, A Bellagio closed after more than two decades of Italian dinners at 33 South Central Avenue. Honō Izakaya & Sushi has already taken the address, with a bar in the middle of the room and a Japanese fusion menu that started drawing first-time reviews in July. Opa! left 276 East Campbell Avenue after a chain-wide collapse and Chapter 7 filing. Elia, the Pleasanton-born Greek and Mediterranean group, moved in with mezethes, weekend brunch, and late hours that stretch toward midnight on Fridays and Saturdays. Mexican spot Distrito Federal at 379 East Campbell Avenue has been reported as temporarily closed under a court-appointed receivership, another reminder that even busy storefronts can stall.

The Pruneyard told a cleaner story. Bellevue-based Dough Zone Dumpling House opened June 5 at 1875 South Bascom Avenue, Suite 405, in the old Patxi’s Pizza space between Trader Joe’s and Humphry Slocombe. The 3,167-square-foot shop is the chain’s sixth Bay Area location and sits alongside existing Dough Zone rooms on Lundy in North San Jose and on Cherry in South San Jose. Xiao long bao, Q-Bao, and dan dan noodles now have a Campbell address for anyone who already makes that Bascom drive.

Hamilton Avenue is lining up the next wave. Dutch Bros and Chipotle have floated drive-thru plans. Earlier reporting also pointed to an Apni Mandi Indian supermarket and a Da Vien Vietnamese coffee shop along the same corridor. Downtown still waits on Ainsley’s Spout House, the Scottish-Californian beer garden Alan Hicks has been building into the old Ainsley Corporation offices on Harrison Avenue. City staff have framed the turnover as concept replacement rather than a hollowed-out district, which is the generous reading. The honest one is simpler: some rooms could not carry white-tablecloth rent, and operators with cocktails, sushi, dumplings, and mezze moved faster than the vacancies.

Free Outdoor Screening of Zootopia 2 Comes to Jack Fischer Park

Families across San Jose and the surrounding South Bay have a free evening activity waiting later today at Jack Fischer Park in Campbell. The City of Campbell Recreation team is screening Zootopia 2 outdoors starting at 7:30 p.m., with the movie running until about 10 p.m.

The park sits at Abbott Avenue and Pollard Road, just a short drive from many San Jose neighborhoods. Organizers recommend arriving early to claim a good spot on the grass. Bring blankets, lawn chairs, and snacks; free parking is available on site. The event is open to all ages and requires no tickets.

Jack Fischer Park offers open lawns and a family-friendly setting that works well for an evening under the stars. The animated sequel follows the continuing adventures of Judy Hopps and Nick Wilde, giving younger viewers a familiar story while parents can relax outdoors.

Campbell’s free movie nights have become a reliable summer tradition for nearby residents. With the screening happening tonight, it offers a simple way to spend a Friday evening outdoors without planning far ahead.

Dough Zone Brings Affordable Dumplings to Campbell’s Pruneyard Shopping Center

Seattle-based Dough Zone opened its sixth Bay Area spot last month in the former Patxi’s Pizza space at 1875 S. Bascom Ave., right between Trader Joe’s and Sports Basement. The 3,167-square-foot restaurant seats guests at 21 tables and plans to hire between 10 and 20 team members.

The menu focuses on approachable favorites such as soup dumplings, pan-fried pork buns, and Dan Dan noodles, all priced to keep families and regular visitors coming back. Centralized kitchens help the chain maintain consistent quality while controlling costs across its growing footprint of 30 locations in Washington, Oregon, California, and Texas. This approach lets Dough Zone scale thoughtfully without sacrificing the care that started with its mom-and-pop beginnings in Bellevue in 2014.

Campbell’s Pruneyard offers the kind of open-air, community-driven atmosphere that suits the brand well. Strong foot traffic and a mix of shops and restaurants create natural gathering spots, and the addition brings more variety to the center’s existing Asian concepts like Asian Box, Kyoto Palace, and Marufuku Ramen. Local leaders have welcomed the arrival as a sign of confidence in the market’s ability to support both national names and its own distinct character.
