PayPal Park Expands Its Role with Regular Concert Nights in San Jose

You'll soon discover more opportunities to catch major live performances at PayPal Park. The San Jose City Council gave unanimous approval for the stadium to host up to 15 concerts each year. This decision locks in the venue’s future as an essential part of the city’s entertainment lineup.

Careful planning went into the approval. City officials established volume limits and reporting requirements that respond to neighborhood feedback. You can expect concerts to run between 9 a.m. and 11 p.m. while maintaining respect for those living nearby.

The stadium delivered impressive results for the local economy. In 2024 events there produced $111 million in total economic impact and backed nearly 1,000 jobs. Concerts will amplify these benefits and bring more crowds to support Downtown San Jose businesses.

You also have big matches to look forward to at the park soon. The U.S. Women’s National Team will face Japan in a friendly. Fans will also see Cruz Azul take on Atlético Nacional. PayPal Park will additionally serve as a venue for early-round action in the 2028 Olympic soccer tournaments.

Strata Layers New Dining Experiences in Downtown San Jose

You will soon discover a captivating new restaurant transforming the prominent space across from City Hall. The former Rollati location at the base of the Miro towers will become Strata. The extremely talented team behind Eos & Nyx, Paper Plane, Miniboss, Alter Ego and Still OG will step in with their proven touch.

They will channel their previous successes into the nearly 7,000-square-foot flagship venue. The result promises to be a concept designed to grow and delight over time through seasonal shifts. Already Eos & Nyx and Alter Ego are well known for their exceptional menus.

At Strata, the multicultural menu will evolve continuously and creatively explore new techniques. Rare for San Jose, it will also feature a prix-fixe or tasting menu. A strong cocktail program is a given with a thoughtful wine list rounding out the offerings. If you have been to any of their other venues, you'd expect nothing less when it comes to drinks.

Positioned at Fourth and Santa Clara streets in the base of the Miro towers, you'll have a nice view of the City Hall rotunda and tower alongside the Sonic Runway art installation.

I've missed Rollati, and can think of no better restaurant group to take its place. They are conducting staff interviews from March 3-5, so an official launch should be here before summertime.

Championship Pizzas Land at Downtown San Jose's Marketcenter

You will find your next favorite slice waiting at the Marketcenter on Coleman Avenue in Downtown San Jose. Slice House steps in to replace the old Blaze Pizza setup at 685 Coleman Ave., and the "Coming Soon" signs are already up.

Fremont native Tony Gemignani brings his 13 world pizza titles and deep Bay Area roots to this venture. He started things nearly 16 years ago in San Francisco's North Beach, then scaled this fast-casual concept to over 135 sites in eight states.

You'll gain easy access to these pies while handling errands at anchors including Target, Marshalls, and Trader Joe's. Slice House fits right in with quick-service neighbors like El Pollo Loco, Carl's Jr., and Starbucks. The new eatery keeps things approachable yet elevated, perfect for grabbing lunch or dinner on the fly.

Now the real question is... will it be as good as Slice of Homage in the Downtown core. That is currently the king of benchmarks for San Jose pizza.

Veev Homes Deliver Smart Sustainable Living in Prime San Jose Locations

Veev is one of the most unique and innovative homebuilders I have ever come across. For decades I have felt that homebuilding was ripe for disruption, and I'm honestly surprised it has taken this long to see someone try and shake up the market. I have recently enjoyed both an in-depth tour of a Veev home in my neighborhood as well as a visit to the factory where the homes are built (yes, I said factory).

This builder, which was purchased by Lennar in 2023, relies on advanced panelized construction that assembles homes with remarkable efficiency using durable frames and high-performance materials. The walls are the real product as they house plumbing and electrical wiring straight from the factory and then are assembled like Legos at the homesite. These elements reduce waste significantly during building and at high volumes have the potential to greatly reduce both costs and construction timelines.

Looking at the exterior and interior, a Veev home looks completely normal. You would never guess that this was mostly built inside of a 500,000 SQFT Tesla-like factory and assembled in about 60 days. Most new builds require anywhere from 1-2 years of permits and construction at the homesite.


Veev currently has two different models of homes and both are generously-sized around 3,000 SQFT. Their first mass-production solution is called the Model E. It's ultra-modern, especially the interior with LED edge-lighting everywhere and slick finishes which you can see above.

You can find a Veev Model E in San Jose at 5973 Tandera Avenue in the Blossom Hill area by Oakridge. The price is $847/SQFT, which is lower than most new construction homes in the area. Other locations include 2820 Cardinal Lane (Willow Glen), 2652 Orinda Drive (Evergreen), and 304 Curie Drive (Blossom Hill).

I personally love this interior style, but they have decided to go a bit more traditional with the sequel, called the Model X. The exact interiors for the Model X are still being worked on, but I had a chance to see the model in the factory and would honestly move into either the Model E or X tomorrow. The Model X also features a grand entrance with a soaring ceiling height and an attached ADU, perfect multi-generational living or generating rental income on the side.


In addition to Veev selling homes directly, if you already own the land you can also have them build on your site. Including the teardown of the existing home, it's possible to get a brand new ~3,000 SQFT home for under $1 million. The hard part is finding low-cost land in San Jose that is large enough to accommodate the footprint. Long term, Veev also plans to offer smaller homes which will help cut costs further and open up more possibilities for potential homesites. 

The way single-family homes are built today is crazy. It's essentially like building a custom home every single time. By moving most of the construction to a factory, economies of scale and improved efficiency will help open up more affordable and higher quality housing options. Veev is an early mover and obviously at the higher-end of the market, but I truly hope other homebuilders will adopt this model and disrupt housing at all price points.

West Coast Community Bank Sets Up New Silicon Valley Headquarters in Downtown San Jose

You will soon see West Coast Community Bank operating its Silicon Valley headquarters from a prime spot in Downtown San Jose. The bank chose the first floor of 10 South Almaden Boulevard for its new location where 30 to 40 employees will make the transition at the end of June ahead of a July opening.

The relocation puts the bank right in the middle of the city’s historic financial district alongside Citibank U.S. Bank and Poppy Bank. West Coast Community Bank came together through the merger of Santa Cruz County Bank and 1st Capital Bank and quickly established itself as one of Silicon Valley’s fastest-growing financial institutions. By committing to Downtown San Jose the bank signals strong confidence in the city’s future as a central business destination.

Meanwhile the previous Cupertino site on Stevens Creek Boulevard will convert into a 363-unit apartment complex developed by The Hanover Company. This development adds valuable housing stock while allowing the bank to embrace a more transit-oriented and vibrant setting.

Symphony San Jose Presents The Enigmatic Voice in Downtown San Jose

Symphony San Jose curates an evening of profound musical expression with its upcoming program titled The Enigmatic Voice. Three landmark works come together at the California Theatre to deliver a range of powerful emotions rooted in history and human experience.

The brand just landed inside five Walmart stores in Batavia Illinois Westminster Colorado two spots in Louisiana and one near Milwaukee Wisconsin which means even more people will get to experience these vibrant flavors during everyday errands.

The Batavia location already opened its doors while the remaining four will welcome customers by the end of summer. Lunar 2026 Art Exhibition Brings Year of the Fire Horse Celebration to Downtown San Jose

A striking new gallery space in Downtown San Jose prepares to welcome the Year of the Fire Horse in grand style. Art Builds Community opens its doors on Sunday, February 22, 2026 for the Lunar 2026 exhibition opening reception, running from 11:30AM until 6PM at their location on E William Street between South First and Second streets.

Têrêsa Hài Đồng Lion Dancers take the spotlight at noon, followed by firecrackers ringing through the air. DJ Watertheflow provides a continuous soundscape from 2PM onward while attendees browse artwork from talented Bay Area creators. Pop-up experiences include Red Boat Fish Sauce's 15-year anniversary merchandise and giveaways alongside refreshing options from ŌUMA drinks.

Music Mania Brings Three Nights of Multi-Genre Concerts to Downtown San Jose

Downtown San Jose secured a new musical highlight for late March. Music Mania steps in as the city’s first multi-genre music festival, setting up shop at the SoFA Lot from March 27 to 29. The outdoor space at 350 South First Street lines up directly with the NCAA Sweet 16 basketball action unfolding nearby at SAP Center.

Friday opens with heavy electronic sets led by DJ Diesel, the alter ego of Shaquille O’Neal, supported by Whethan, Eptic, Zen Selekta, and Maneki. Saturday shifts focus to pop anthems anchored by Bebe Rexha alongside Hayla, 3Quency, Ashley Mehta, and She Is Jules. Super Bowl 60 Epic Pre-Game with the Players Tailgate

Super Bowl 60 was one of the most successful South Bay events of all time, bringing activity to all corners of San Jose and Santa Clara. However, on game day there was one experience that really stood out. I was lucky enough to attend the Players Tailgate. This exclusive pre-game gathering draws over 50 active NFL players, celebrities, and guests for a mix of food, drinks, and entertainment right before kickoff. Hosted by Nate Burleson with DJ Irie on the decks, the event turned game day into a full celebration, complete with open premium bars and all-you-can-eat gourmet dishes from celebrity chefs.

Attendees got to enjoy unique activations like the Delish Showdown, where top chefs compete in a high-energy cooking battle, and Solo Stove's Squash the Beef setup for smashing burgers over open flames to settle rivalries. The lineup featured chefs such as Aaron May, Marc Murphy, Kelsey Murphy, Aarón Sanchez, Tristen Epps, Shota Nakajima, Josh Capon, Adam Sobel, Catherine McCord, Leah Cohen, Chris Cosentino, and Damaris Phillips, alongside the 10/10 Burger team.

Pro athletes including Puka Nacua, Jahmyr Gibbs, Tyreek Hill, Rome Odunze, Najee Harris, Brian Robinson Jr., Trey McBride, Deebo Samuel, and many others. They were mostly just out and about enjoying the awesome food like everyone else.

My favorites included Chris Cosentino's Montreal-style Pastrami & Caviar Creme Fraiche Sandwich, JJ Johnson's Jerk Lamb Ribs with Plantain Puree, and Shota Nakajima's Katsu Sando Pork Cutlet. However, my absolute favorite was Belle English's 48 Hour Pork Rib with Fish Sauce Caramel and Sesame Brittle. Photographs are in order of mention below.




The sponsors had their own booths setup with food and surprises. As previously mentioned, they even had a limited edition beer called "Nature Calls" that is brewed with purified bear poop, something I wish I read before I drank it. Spoiler alert, it just tastes like beer.

After packing away several thousand calories and heading home for a pre-game nap, I realized that for a foodie this epic tailgate might be better than the actual Super Bowl. The next Players Tailgate takes place on Valentine's Day 2027 at SoFI Stadium in LA. It's pricey but you'll get an unforgettable experience.

Local business owners noted surges in activity, with some spots pulling in three to four times their usual weekend haul, thanks to the influx of out-of-towners seeking a lively spot to root for their teams.

This whirlwind weekend showcases how San Jose has sharpened its edge in hosting big-league gatherings, narrowing the distance from events of a decade past. With eyes now on upcoming spectacles like the World Cup and NCAA West Regional, San Jose will build on this success to draw even more visitors. Leaders grade the execution as top-tier, a solid affirmation that thoughtful planning yields lasting ripples in community spirit and economic vitality.

Shared Arts Center Coming to Downtown San Jose

A new chapter unfolds for the arts in San Jose as Starting Arts prepares to relocate to two vacant buildings in the North San Pedro District this May. The nonprofit, dedicated to student arts programs, will transform a former courthouse and MMA gym into a vibrant hub called The Shared Arts Center of San Jose. Spanning 25,000 square feet at 99 Notre Dame Avenue and 92 Sharks Way, this space addresses the long-standing need for affordable venues where creative groups can thrive together.

The center will serve as a collaborative home for Starting Arts alongside partners such as Silicon Valley Shakespeare, Los Lupeños, ArtHouse Studio, and Playful People Productions. Facilities include rehearsal studios, scene and costume workshops, and a black box theater, with the courthouse's soundproof walls ideally suited for dance classes. Plans also call for large murals to adorn the exteriors.

This move not only doubles the organization's current space near the fairgrounds but also integrates it more deeply into Downtown San Jose's arts ecosystem. Previously feeling somewhat isolated, Starting Arts now positions itself amid the city's dynamic core, ready to launch summer camps and other programs to benefit the community. The transition also revives long-empty properties.

Local developer Swenson, owner of the buildings, shifted from earlier high-rise plans to support this arts-focused initiative amid changing post-COVID demands. The result promises to draw families and audiences as well as encouraging visits to nearby cafes and restaurants. Parents dropping off children for classes might linger for coffee, while evening shows could spark outings and enhancing this neighborhood's overall liveliness.

San Jose Super Bowl Festivities

I'll break from my typical format for a quick blurb. Downtown San Jose was more alive today than at any point I can remember. Every street was packed, music was everywhere from the stages to the lowriders cruising the streets, and street food was abundant all throughout the area. San Pedro Square was booming, but so was SoFA, and all of Santa Clara Street. The free drone show at Discovery Meadows was also excellent.

If you have the opportunity to get to Downtown tomorrow, take it. There is so much going on that it feels like a completely different city. I hope this becomes the new normal after the Super Bowl and World Cup are over!

The update shifts affordability tiers for rental units from 50, 60, and 100 percent of area median income to 60, 80, and 110 percent, easing the path for developers to move forward. This pivot aims at households caught between subsidized options and soaring market rates, fostering a broader mix of homes that reflect the city's diverse rhythms and needs.

With Santa Clara County's median income hovering around $195,200 for the current fiscal year, these changes promise to make building viable again in a market slowed by financing hurdles. Developers now face lower thresholds for affordable units if they opt for deeper affordability levels, or they can choose in-lieu fees or offsite construction. Separate guidelines remain for for-sale properties, ensuring a balanced approach that could sprinkle new townhomes and apartments across neighborhoods.

Past rules, while well-intentioned, led to stalled progress with minimal affordable units emerging. By tweaking the framework, San Jose is experimenting with strategies to amplify supply, potentially slowing rents climb through sheer volume. Meanwhile, dedicated programs like the Gap Financing initiative keep the focus sharp on deeply affordable developments, weaving a safety net for lower-income residents amid the growth.

San Pedro Superfest Lights Up Big Game Weekend in San Jose

San Pedro Square Market will transform into a vibrant sports hub for San Pedro Superfest, a free block-party event aligned with Big Game Weekend. From February 6 to 8, the setup includes a 100-yard artificial turf area for casual play, alongside local markets and San Pedro Square eateries.

Friday kicks off from 4 to 10 p.m., Saturday extends from noon to 10 p.m., offering a full day of fun, while Sunday runs from noon to 7 p.m. to wrap up the festivities. Attendees can explore the Culture Night Market for diverse vendor experiences and the Shop Local marketplace for distinctive goods.

Younger visitors and families find plenty in Kids Alley and the dedicated stage with tailored programming. Tech displays from Archer, Joby, and eBay add a forward-thinking element, reflecting San Jose's role as an innovation center. 2nd Street USA Brings Japanese Resale Fashion to San Jose

The grand opening of 2nd Street USA takes place at the Strawberry Park Shopping Center on January 30. This marks the brand's first location in Silicon Valley, expanding its presence in California where it already operates 11 stores. Known for its thoughtful approach to fashion resale, 2nd Street offers a curated selection of luxury, vintage, and everyday pieces that emphasize quality and longevity.

The store at 603 Saratoga Ave occupies around 3,450 square feet and joins neighbors like Mitsuwa supermarket and Daiso Japan, creating a natural draw for customers interested in Japanese brands and culture. The company chose this spot after careful scouting, recognizing the South Bay's potential and the synergy with nearby tenants that attract similar shoppers. This opening reflects 2nd Street's steady growth since its U.S. debut in Los Angeles in 2018, now bringing its model to our community.

At the heart of 2nd Street is a commitment to sustainability through its buying program, where customers can bring in used clothing and accessories for cash or store credit. Staff aim to make offers on nearly everything, supporting a circular system that keeps textiles in use longer. Items that don't sell in stores often go to local charities via the Hand2Hand program, reducing waste while giving shoppers an easy way to refresh their wardrobes responsibly. 10 to 15 local jobs will also be created with the new location.

San Jose's Tunnel Vision Challenge

If you could build a 1 mile subway or underground pedestrian crossing anywhere in San Jose, where would it be?  It's a tougher questions than I expected.

The Boring Company is going to build a free tunnel somewhere in the United States. They are looking for proposals up to 1 mile in length for a 12-foot diameter tunnel that can be used for pedestrians, utilities, a Loop, or any other use case. So this got me thinking, if San Jose were to submit a proposal where should it be?

At first I thought about connecting SJC with Downtown San Jose, but there is no way to do that within a mile. 1 mile isn't even enough to connect to Caltrain in Santa Clara. The only option would be connecting a Loop to a Lightrail Station on First, but that would likely not get a ton of use. Then I looked for options in various parts of Downtown to find the maximum utility you could get within 1 mile. Here was my best effort:
  • Stop 1 - Diridon Station / SAP
  • Stop 2 - Guadalupe River Trail / Adobe HQ
  • Stop 3 - Plaza De Cesar Chavez / The Tech Interactive / Convention Center
  • Stop 4 - SJSU Campus
For the ride vehicle, I could see something like the old DASH Downtown Shuttle. Even a 20-person AV that just goes back and forth between Diridon and SJSU would make it so much faster to get around Downtown and encourage more people (especially SJSU students) to take advantage of public transit. What do you think? Is there a better 1 mile option?

Pick-Up Party Launches Content Magazine's Sight and Sound Issue at Hobee's

Celebrate the Year of the Horse at San Jose's Lunar New Year Festival

Mark the Year of the Horse with a free Lunar New Year Festival on March 14, 2026, from 11 a.m. to 4 p.m. at History Park on Phelan Avenue. Organized by History San José and the Chinese Historical & Cultural Project, the event welcomes families to immerse themselves in traditions that showcase Chinese heritage through lively demonstrations and interactive elements.

Lion dance teams take center stage, accompanied by Chinese cultural dances and music that fill the air with rhythm. Martial arts displays demonstrate skill and discipline, while participants try Chinese calligraphy and brush painting. Children will find plenty of hands-on crafts and games, with story-telling sessions sparking imagination and selfies with dragons to create memorable moments.

Food trucks will serve diverse bites, O'Brien's Ice Cream Store tempts with desserts, and trolley rides will offer a relaxed way to explore. The Chinese American Historical Museum will open its doors for deeper insights into our community's past.
