New Tech Campus Coming to Downtown San Jose!!!

Downtown San Jose is growing by leaps and bounds when it comes to residential development and retail, but has not been getting a lot of love from commercial developers. That is going to change with a very exciting project on Santa Clara street near Diridon station and the SAP Center.

Trammel Crow is a developer that acquired an 8.5 acre plot of land from Adobe for $58.5 million. Adobe was planning to build an expansion of their headquarters in this area, but instead reconfigured their existing three towers to support a larger number of employees (no more private offices for every employee). I think it was actually for the better. While I'm a huge fan of Adobe and believe they play a vital role Downtown, if they were to build out their expansion it would likely not have been very inclusive to the whole community. Trammel Crow on the other hand is planning the exact opposite.

I'm going to start with the quote from the developer that Nathan ended his SVBJ article with:

"We’ve committed ourselves to making it iconic," he said. "We think it will be a landmark in the South Bay."

Iconic sounds right. Trammel Crow want to build 800,000 SQFT of office space across two buildings 10-12 stories tall. This would be a 10% expansion of all the office space currently in Downtown San Jose today and the first major office project to break ground since 2010. 400,000 SQFT of the project would be built speculatively without requiring a signed tenant. This would also be Class A++ premium office space with huge 40,000 SQFT floor plates and soaring ceilings popular with tech companies.

There would be 325 apartment units in a separate nine-story building. The whole site would be sprinkled with shops and restaurants and even feature a large public plaza along West Santa Clara Street. The beautiful and historic San Jose Water Company building would be renovated and repurposed. 2,400 parking spaces would be built to support the whole project, mostly underground... but hopefully most people won't be driving here.

A big attraction to this spot for the developer is the access to transit at Diridon Station. They are even tentatively calling the project #Diridon. With Caltrain, Light Rail, Capital Corridor, ACE, and a VTA bus hub, this is already one of the most important transit hubs in California. In the future Diridon will also be getting multiple Bus Rapid Transit lines, BART, and California High-Speed Rail. Even the $2 billion Transbay Terminal will not be as well connected as Diridon.

Trammel is expecting to get their building permits in Q1 2016, start construction in the summer, and have the first office building ready for occupancy by the end of 2017. The apartments are slated for 2018. They are also promising a signature look that will make the project a South Bay landmark. I cant's wait to see the first drawings for this!

CBS Video on Downtown Retail

Below is a short video featuring Adam Mayberry (from the DH Company) talking about his concept for a pop-up retail district in Downtown San Jose made up of shipping containers. This would be great in a number of open parking lots that we currently have.


SAN JOSE (CBS SF) – Looking to revive retail in Downtown San Jose, one entrepreneur is hoping to create a pop-up shopping mall created out of shipping containers.

Adam Mayberry had big ideas and just a little cash. So he built a small store into a shipping container and placed it in Downtown San Jose for the holidays. It worked, well enough for him to make a go of it year-round, selling custom designed sports apparel.

“The idea behind the shipping container store is that businesses could test the waters such as myself in downtown,” Mayberry told KPIX 5.

Now he’s thinking bigger. Mayberry wants to take his single concept store and blow it up, creating a sort of pop-up shopping district made entirely of shipping container stores with built in cafes and sitting areas.

“If you string four or five of these together, in our case we want about 15, then you have a critical mass of businesses, advertising to their customers and in turn bringing customers to their neighbors,” Mayberry said.

He’s now trying to sell the idea to downtown landowners, including operators of parking lots that could be flipped into the city’s newest mini malls.

“With pop ups, there’s a lower barrier to entry, a lower cost to get in,” said Daniel Harris of the Knight Foundation.

The idea has some big supporters, including the Knight Foundation and the San Jose Downtown Association.

“This could be a step into a potential brick and mortar establishment,” said Scott Knies of the association. “It has promise. You could see this happening really easily with some of the open space that we have.”

Retail has been one of the big missing links in Downtown San Jose for about the last 45 years, ever since the big suburban shopping malls like Valley Fair started gaining in popularity. There are blocks and blocks of vacant store fronts in downtown, and the stores that are open are often spread out making window shopping difficult.

They are not the most attractive things. But backers say they don’t have to be, they just have to be better looking than the blighted closed up shops that downtown has now.

Think Bigger San Jose: "Retail... in Downtown San Jose?"

Think Bigger San Jose has a great post about creating a continuous retail district in central Downtown San Jose. Commercial vacancy is below 10% and several high-density housing projects are about to come online... is now the time to turn Downtown into a retail destination? Mark proposes creating a retail paseo in the area outlined below where parking spaces could be turned into unique retail parklets, perhaps using shipping containers. It's a must-read for visitors of this blog, so please check out the post over here.

On a slightly related note, we may soon have drawings for a temporary retail project consisting of multiple shipping containers that is being proposed for Downtown.

Did you know Downtown San Jose has a record store? Needle to the Grove opened last summer on Santa Clara Street between 9th and 10th, and carries over 10,000 LPs! Three Retail Spots Being Filled at 360 Residences!

When the 360 Residences high-rise tower was completed years ago in Downtown San Jose's SoFA District, it came with over 11,000 SQFT carved out for retail across seven different units. Unfortunately, most have been sitting vacant throughout the building's history. The first unit to be leased went to a Subway on Market Street (to complement the other 5 Subways Downtown I presume). The second was only leased about a year ago to The Sliding Door Company. Now it looks like 360 Residences is finally going to fill up the majority of its retail spaces.

A photography studio called JP Impressions is taking a spot on South First Street next to The Sliding Door Company. I think this will be a great fit in the artsy district and hopefully they will participate in South First Fridays and other SoFA events. On the corner of Market Street we will be getting Voltaire Coffee House--which I believe is an independent store--and a place called Mitea which I think is a tea shop.

After these new businesses move in, there will only be two retail units left at 360 Residences... a huge improvement over the vast empty spaces on the building's ground floor over the last 6 years.

Pop-Up Shops Galore Coming Downtown!

Are you ready for some amazing news? Last week I posted about therethere opening their first retail store in Downtown San Jose. Well, it turns out they will have a lot of company during the holiday season. A total of NINE pop-up stores will be opening by November 7th!!!

These popups will be occupying underutilized spaces both indoors and outdoors, including the lobby of the San Jose Rep. This is a win all around... a win for local entrepreneurs, for Downtown residents and visitors, and for current Downtown retailers that have been yearning for other businesses to open up shop and help attract a critical mass of shoppers.

Times are changing and over the new few years we may see the same explosive growth in Downtown retail that we have with the restaurant scene in recent years. Temporary stores “pop up” downtown

SAN JOSE – Nine “pop-up” stores will open during downtown San Jose’s holiday season when more than half a million people visit the center city.

The new shops are occupying underutilized indoor and outdoor spaces downtown, including vacant storefronts such as the former San Jose Repertory Theatre lobby.

Civic pride apparel provider Therethere x SJ, opened its doors Oct. 24, sees the San Jose Pop-Up Project as part of downtown’s evolution, where arts, innovation and entrepreneurial spirit thrive.

“Not only do we hope this pop-up microhood activates the downtown corridor and supports independent business, but we also hope to encourage people to explore downtown and shop locally,” said Chinwe Okona, project manager of Therethere x SJ.

All of the stores are expected to be open by a pop-up event Nov. 7, coinciding with the popular monthly South First Fridays art walk.  The shops will remain open into January.

San Jose Downtown Association and the City of San Jose Office of Economic Development started the process of matching retailers and non-profits with vacant and underutilized ground-floor spaces in the downtown core about six months ago, said Nate Echeverria, SJDA business development manager.

The “pop-up” or temporary retail could grow into something more permanent, Echeverria suggested.

We want to catalyze the next wave of retail to downtown,” said Lee Wilcox, city Office of Economic development downtown manager. 

Added Marie Millares, owner of SJ MADE and The Usuals, and who is willing to stay inside the former San Jose Repertory Theatre building as long as possible:  “We've seen similar pop-up programs start and ignite retail districts in cities like Oakland, Los Angeles, and New York.  It's time to see these forward steps happen in San Jose, and we're glad to be part of it.”

Operating retail outlets from shipping containers is a first for downtown San Jose.

Not only will we gain exposure for our company, but also be a part of the larger conversation,” added Adam Mayberry, owner of DIE HARD sports apparel.  “We can work with property owners to find more permanent locations for shipping container retail and possibly create a new hub in downtown San Jose.”

The city-sponsored Pop-Up Project highlights downtown San Jose’s potential, said Jaymer Delapena of First Article consortium of men’s wear developers, who also will be stationed in a container.  “We’re participating partly to showcase our community and a simple, yet innovative approach to retail in an urban setting,” he said.

San Jose Bike Clinic and Cowgirl Bike Courier hope to create a cycling hub that raises enough funds to move its clinic into a permanent location, said Cain Ramirez of Cowgirl and Corinne Winter, president and executive director of the Silicon Valley Bicycle Coalition. 

For Underground:  A Fashion Boutique, the Pop-Up Project serves as a chance to reunite with former downtown customers, said owner Sam Garcia.  Garcia previously operated the record store and clothing store OnFirst on South First Street.

As the Pop-Up Project gained momentum over the summer, others came forward to help, including Tracey Ariga of Gensler, graphic designer Ben Henderson, and Spartups tech accelerator managing partner Saif Akhtar.

“We hope to inspire the public to take a peek and discover what the buzz is all about,” Ariga said.

therethere Opening First Retail Location in Downtown San Jose!

therethere is a civic pride apparel and lifestyle brand (check out the Electric Light Tower in their San Jose logo below). The company hopes to help create a hub for innovation and community for San Jose that showcases local artists and nonprovies as well as augmenting the entrepreneurial spirit already growing in San Jose. They sell apparel for several different cities across the US, but they are opening their very first retail location at 15 N 2nd Street in Downtown. Each week they will be open from Wednesday through Saturday from 11am to 7pm.

Their grand opening is today and they have a reception from 5pm to 10pm! Drinks will be provided by Cafe Stritch and there will be performances by Tara Alesia, Bascom, Boboso, and Pete Munoz.

A portion of the proceeds from the grand opening will be donated to the Downtown Streets Team, which works to end homelessness by restoring dignity and rebuilding the lives of unhoused men and women. In addition, therethere gives 10% of each month's proceeds to a nonprofit (the San Jose Public Library Foundation was a benefactor of this already).

Sounds like a great addition to Downtown San Jose's slowly but surely growing retail scene. For more information, check out the therethere website over here.

San Jose Patent Office May Nab Retail Space

We already know that the US Patent and Trademark Office is taking up both the 14th floor of the San Jose City Hall and the second floor of the wing. However, it looks like they want even more space. The Patent Office has their eye on a 5,500 SQFT retail space on the first floor of the Council Wing. This space has been vacant since 2005.

The Patent Office would use this for public facing activities, which could help bring more activity to the area. It would have made a nice spot for a cafe as well, but I'm not going to complain. We want to advertise as much as possible that we have a satellite US Patent and Trademark Office in San Jose--the only one on the west coast!

Paul Mitchell Beaty School Opening Downtown

The California Academy has signed a lease for a 20,000 SQFT standalone building over at 130 Almaden Blvd. in Downtown San Jose's CityView Plaza.. The plan is to build a Paul Mitchell-branded cosmetology school with capacity for 200-250 students and 30 employees. The school is planning to serve around 500 clients and will offer discounted prices on a full line of services such as cuts, colorings, and stylings.

The school is hoping to move in by April 2014, filling yet another vacant Downtown space.

Indochino Pop-up Shop coming Downtown!

Indochino is an online menswear store that sells suits, tuxedos, and accessories. To show off their latest collection, they are setting up a pop-up shop right in the heart of Downtown (75 East Santa Clara, between 2nd and 3rd Street). There will be a tailor on hand and every suit purchase comes with an Art of Shaving kit in honor of Movember. For more info, check out the press release below.

I really hope we see more pop-ups like this in the future. These are exactly what we need to fill up vacant space until we get more MUJI's and San Pedro Square Markets Downtown. Side-note, Ike's Sandwiches is coming soon to this very same building and ISO: Beers will be across the street yet another neighbor inside of 75 East Santa Clara. This block is going to be completely different 6 months from now.

Discover San Jose Retail Store Opens Today!

If this isn't a sign of the times I don't know what is. Yet another retail store is opening up Downtown, and this one is all about San Jose pride! The Discover San Jose store will be located at 150 South 1st Street across from the Fairmont Plaza and will carry souvenirs, historic artifacts, San Jose art, and more. They picked a really good central location and I'm sure store will do wonders in getting the San Jose brand out there more.

The ribbon cutting ceremony and grand opening are both happening this afternoon and will feature free food, drinks, and gifts. For more information click here!

SJMADE Mini Mart on March 21st and 22nd

It looks like another SJMADE pop-up event featuring local entrepreneurs and artisans is coming next week to San Jose. I wish these events would be more than two days. This is a great way to fill up our vacant retail space until permanent leases come in. If you want to participate as a vendor, all of the information is below. As for everyone else, I'll post the location when I have more info!

SJMADE Mini Mart is a smaller version of our typical SJMADE events. This format allows for us to partner with other organizations who also seek to activate vacant spaces throughout San Jose. Smaller-scale vendor shows in inactive San Jose spaces brings life to these places and encourages local business at the same time.

For this mini mart, we partner with the office of District 3 in San Jose to present Start Up Shop--a two-day pop-up installation in a vacant office space in Downtown San Jose. By involving downtown building owners, local independent retail businesses, event-based organizations, and collaborative co-working studios, the office of San Jose's District 3 and SJMADE seeks to encourage creative start-ups, studios, and retailers to start up shop in Downtown San Jose.

Little Italy San Jose is Getting an Italian Coffee Shop!

The good news train for Downtown San Jose continues to get longer and longer. Last week Little Italy San Jose announced a new tenant to join Paesano Ristorante Italiano in Downtown's newest district. Bel Bacio Imported Italian Coffee is going to be serving up premium coffee roasted all the way in Messina Sicily. I'm expecting this coffee to be phenomenal and set a new bar for coffee Downtown.

Soon we should also have news on the Little Italy San Jose sign that will be put up on Julian and an exciting project involving more than just retail in the neighborhood (hint: it will be a mixed-use development). There's a lot to look forward to, can't wait to see what Little Italy will look like within a year or two and I'm already itching to try out Bel Bacio!

Boston Private Bank Opening in Downtown San Jose

Another bank is coming Downtown, although most of us won't casually be walking into this one. Boston Private Bank focuses mainly on wealth management, wealth advisory and trust services, commercial lending, and private banking. The new branch is scheduled to open this quarter at 60 S. Market Street, and it will be the first location in San Jose. They already have other Bay Area locations in Palo Alto, Los Altos, Burlingame, and San Francisco. Tenant improvements are happening as we speak and I'm sure we'll all look forward to having another business Downtown.

Umpqua Bank coming Downtown

Umpqua Bank should be opening their first San Jose store in pretty soon in the heart of Downtown San Jose. It has leased two floors totaling 6,874 sqft at 225 West Santa Clara, which is next to Amici's and Axis. Build out is happening right now and it should be ready sometime towards the end of the quarter.

The ground floor will have personal banking services, a computer cafe, free WiFi, and conference rooms that anyone in the community can reserve. I have never been to a bank with a cafe and community rooms before. The second floor will have commercial banking services.

The Downtown Grocery Outlet is Open!

Finally, a grocer has occupied the former Su Vianda space next to City Hall and is servicing the Downtown community. I swung by here a couple weeks ago and they did a great job with the place. It is clean and well organized both inside an out, the prices are reasonable, and the staff was friendly. I think Grocery Outlet will be an asset to the area. The icing on the cake is that the husband and wife owners were born and raised in San Jose.

Husband and Wife Owner/Operators to Host Grand Opening Celebration of Brand New Downtown San Jose Grocery Outlet on Saturday, November 3

Berkeley, CA – – Local husband and wife entrepreneurs Darren and Chevonne Johst are proud to announce the opening of their brand new Grocery Outlet store in downtown San Jose, California. The largest “extreme-value” grocer in the U.S., the Downtown San Jose Grocery Outlet is the third of three new Bay area locations to open this fall and the fifth location of the grocery brand in the city of San Jose. The Johst’s will host their free-to-the-public official Grand Opening celebration on November 3 from 7:00 a.m. to 3:00 p.m. San Jose residents are invited to attend the event to enjoy an array of fun, family entertainment, food and special prize giveaways.

"Grocery Outlet's move to open a new location in downtown San Jose was really predicated on the tremendous amount of email requests we received from residents," says Vice President of Real Estate, Marc Drasin. "After determining that the area was indeed a 'food desert,' we made the decision to bring in a more affordable shopping destination to downtown metropolitan San Jose."

San Jose State University students, residents and employees in the Downtown San Jose area can now expect to pay much less on brand name, quality foods and merchandise at the new Grocery Outlet. With over 165 independently-owned and operated store locations, including two additional locations that opened in Milpitas and Santa Clara in late September and October, Grocery Outlet continues to experience tremendous growth by consistently offering customers the opportunity to achieve considerable savings on brand names and high quality items.

Not only is Grocery Outlet expanding extreme savings in San Jose County and beyond, it’s also creating local job opportunities. The Johst’s have hired over 40 full-time and part-time employees to fill positions ranging from merchandisers and cashiers, to department managers and leads.  Many of these new employees are local students attending the nearby university and city colleges.

The brand-new Grocery Outlet will open in the space formerly occupied by Mercado Su Vianda, a Mexican market that has stood vacant for several years. The shopping center, situated on East Santa Clara and Seventh Streets next to San Jose City Hall and across the street from Horace Mann Elementary, also boasts another venerable family-owned business, Lee’s Sandwiches, and the very popular Tung Kee Noodle House.

Both born and raised in San Jose, the Johst’s along with their five children, are thrilled to have the opportunity to own and operate their own business in the heart of the city they have called home their entire lives - Grocery Outlet’s "family" ethos echoes the Johst’s sentiment. With an extensive background in grocery retail, Darren entered the industry at a very early age as a bagger for Safeway at the age of 17. Working his way up over the next 14 years, Darren eventually became one of the youngest Store Managers in the company. Darren’s deep understanding of the grocery business complements Chevonne’s degree from Santa Clara University and background in organizational analysis and business management. Together, the couple is looking forward to ownership success by creating a customer-friendly environment where real savings and quality merchandise are easily obtained under one roof.

At approximately 22,000-square-feet total, the completely renovated space will feature nine spacious aisles of product offerings, including an expanded Grab & Go section for students and nearby professionals, a high-quality selection of USDA-certified meats, fully stocked organic, beauty, health, and fresh produce departments, as well as an enhanced wine and beer section.

An institution amongst bargain-seeking loyalists, Berkeley-based Grocery Outlet specializes in opportunistic sourcing, buying discounted close-outs of excess inventories from national brand-name manufacturers and private-labels. Japanese Retailer Muji Coming Downtown!

You may want to sit down for this. Downtown San Jose actually beat out Santana Row for a premier flagship retailer.

Muji is a Japanese home goods store that is known for a minimalist design. Their products are primarily aimed at urban dwellers, especially those with limited space that are living in high-density apartments or condos.

They are planning on building a flagship 7,000 sqft store at the Fairmont Annex, in the space where the preview center for 360 Residences used to be several years ago.

Currently there are only three US stores in existence like this one, and all of them are in Manhattan. They are only planning to build out two stores on the West Coast for now, one in San Francisco and the other is this one.

To say this is a huge win for Downtown San Jose would be an understatement. On Mondays I like to post development news. There are a few new massive apartment and office projects that were just announced, and I completely pushed those aside for this.

No official opening date has been set, but they are shooting for Spring. Godspeed.

Siren Fish & Reptiles Now Open Downtown

Another retail slot has been filled Downtown! Siren Fish & Reptile is now open for business at 18 N 1st Street (near the intersection with E. Santa Clara). They have a pretty impressive collection of lizards, amphibians, snakes, fish, and even birds. Even if you are not a fish or reptile hobbyist, you should still stroll in and have a look.
