Veeam Software Expands Local Footprint at Santana Row

Veeam Software plans to occupy roughly 21,000 square feet of second-floor space at Santana Row by the end of the year, converting former retail square footage once occupied by H&M into offices. The Seattle-based company, focused on data security and recovery, will take the upper level above the first-floor spots now held by Vuori and Evereve.

The move follows Veeam’s December 2025 acquisition of Securiti.ai, which had already maintained a presence in the Santana Row area for several years, most recently at the nearby Santana West office building. Prior to the deal, Veeam lacked a formal Silicon Valley office even as some employees worked remotely from the region. The new space more than doubles the nearly 11,000 square feet Securiti.ai held, giving the combined teams room to grow.

Santana Row’s mix of shopping, dining and walkable amenities has continued to draw technology and professional firms seeking an appealing workplace environment. While San Jose’s overall office vacancy rate hovered near 18 percent, the office components at the Federal Realty development reached full occupancy earlier this year. The convenient highway access and established commuting patterns for existing staff made the location a practical choice for the expansion.

Veeam’s local office will primarily support technology and product development teams. Company leaders have signaled plans to add more engineering and product talent in the coming years as AI-driven demand continues.

Valley Fair Adds New Dining Energy and Fashion Options

Westfield Valley Fair has continued reshaping its mix of tenants with several notable arrivals and expansions that give shoppers and diners more reasons to linger. Asia Live, a sprawling 15,000-square-foot pan-Asian food emporium from the team behind San Francisco’s China Live, opened in June with seating for 350 guests and open kitchen stations featuring dishes drawn from Chinese, Japanese, Korean, Thai, Indian and other regional traditions. Heytea has already joined the lineup, and Chagee Modern Tea House is scheduled to arrive later this year.

Cider, a global women’s clothing and accessories brand that built its following online, plans to open its first Northern California store at the mall later this summer. The concept targets younger shoppers and fits the center’s evolving customer base. At the same time, outdoor apparel specialist Arc’teryx is relocating from neighboring Santana Row into a larger 1,700-square-foot space inside Valley Fair, while Starbucks has traded its previous location for a bigger footprint one floor above.

Mall operators have focused on complementary experiences that encourage longer visits. Entertainment options such as Alamo Drafthouse, The Great Big Game Show and Sandbox VR already contribute to dwell times that frequently exceed two and a half hours for a majority of guests. Growing demand for takeout and delivery has also prompted dedicated pickup parking and features like drive-thru windows at select restaurants. These adjustments reflect confidence in the center’s strong local following even as smaller spaces remain popular with many retailers.

The combination of expanded dining, fashion and entertainment positions Valley Fair as a more complete destination for South Bay residents who already treat the center as a regular stop. With Asia Live now fully operating and additional concepts on the way, the property continues to refine what a modern regional mall can offer.

CAVA Brings Its Mediterranean Bowls to Santana Row in 2027

After years of fan requests, the popular Mediterranean fast-casual chain CAVA has confirmed its first Northern California location will open next year at Santana Row. The restaurant will take space at 3055 Olin Avenue, Suite 1035, marking the chain’s long-awaited arrival in the Bay Area.

CAVA specializes in customizable bowls and pitas built around grains, proteins, vegetables, dips, and dressings in a style often compared to Chipotle. The company currently operates more than 450 restaurants nationwide, with all of its existing California locations concentrated in the southern part of the state. Two additional Bay Area sites closer to San Francisco are also planned, though exact addresses and timelines remain unannounced.

Each new restaurant typically employs 25 to 40 local team members, so the Santana Row opening should create fresh jobs alongside the expanded dining options. The arrival fills a gap that many residents have noted for some time as the brand’s popularity grew elsewhere.

Santana Row already offers a dense mix of shopping and restaurants, making it a logical first foothold for the chain in the region. Once the doors open in 2027, diners will finally be able to grab those well-known Mediterranean bowls without leaving the South Bay.

Santana Row restaurants will serve $25 prix-fixe lunches throughout September as part of Let’s Do Lunch – Taste The Row. The weekday promotion runs Monday through Friday from September 1 to 30 and includes one appetizer and one entrĂ©e at participating spots.

The list of restaurants covers a wide range of cuisines: Augustine, Dumpling Time, El Jardin Tequila Bar, EMC Seafood & Raw Bar, Fitoor Indian Grill & Lounge, Fogo de Chao, Momosan Ramen & Sake, Oveja Negra, Ozumo Sushi, Parranga Taqueria, Pizza Antica, Suspiro, Vintage Wine Bar, and Vintage Wine Merchants. The Jazba Bazaar Brings South Asian Brands to Santana Row

Shoppers can explore more than 50 South Asian-founded brands this Sunday at The Jazba Bazaar. The free open-air market runs from 1 to 7 p.m. on August 2 at Santana Row and features fashion, jewelry, beauty, home goods, art, food, wellness products, and items for kids.

Organized by The Jazba Collective, a nonprofit dedicated to supporting South Asian entrepreneurs, the event gives founders a chance to meet customers face-to-face while visitors discover unique collections. A fashion show is scheduled for 5 p.m., and street food plus Bollywood music add to the afternoon atmosphere.

The gathering continues the collective’s work of elevating consumer brands built by South Asian founders across North America. Attendees can connect with the makers, support small businesses, and spend a few hours browsing under the trees at Santana Row.

Johnny Doughnuts Opens Fifth Location at Santana Row

San Jose gains another appealing option for handcrafted treats as Johnny Doughnuts marks its official opening at Santana Row today. The San Rafael brand brings its fifth brick-and-mortar spot to the Park Valencia area, right near Maggiano’s Little Italy, after a successful soft opening period.

The compact shop spans slightly less than 600 square feet and has already created 16 new jobs in the area. Designed by California interior designer Julie Babin, the space features a simple menu of doughnuts and coffee with a nostalgic touch that fits the vibrant shopping and dining destination.

Founder Craig Blum selected the site for its energy and appeal within one of the Bay Area's lively spots. The smaller footprint drew inspiration from the company's early food truck days, allowing streamlined operations while still delivering quality to guests. Longtime clients from the tech sector, including Apple as an early supporter, now have easier access to the brand's offerings.

Response during the soft opening proved strong, with clear demand for thoughtfully made doughnuts. The company manages the distance from its North Bay base through its operations team and fleet. A sixth location in Napa stands next in line, with further growth eyed for the Peninsula, East Bay, and Southern California.

Earth Day Celebration Brings Family Fun and Coyote Valley Insights to Santana Row

Santana Row will team up with the Open Space Authority for a free Earth Day celebration on Sunday, April 19, 2026. The event will run from 11 a.m. to 3 p.m. and fill the afternoon with engaging activities at this favorite San Jose destination.

Lawn games will keep participants active while creative crafts spark fun for all ages. Children can enjoy complimentary face painting as nature-themed music adds to the vibrant atmosphere.

A special display will showcase plans for habitat restoration, public access, and sustainable agriculture in Coyote Valley. Team members from the Coyote Valley Conservation Areas Master Plan will remain available to explain the designs and answer questions.

Santana Row Hosts Vibrant Local Artist Street Fair This Weekend

Makers Market will host its Local Artist Street Fair on Saturday, April 11 from 11am to 6pm, filling Santana Row with unique finds from over sixty-five talented makers.

You will browse handmade jewelry, pottery, fragrances, candles, crochet, apparel, leather goods, and many other special creations while live music by local musician Mike Annuzzi plays in the background. The kid- and pet-friendly atmosphere paired with the sip-and-stroll format lets you pair shopping with tasty food and drinks from the surrounding restaurants and bars.

Right beside the fair at 378 Santana Row, the Makers Market store will open its doors to even more unique American-made products. An outdoor DIY candle bar will give you the chance to craft your own non-toxic soy and beeswax candle on the spot.

San Jose foodies are getting yet another trio of compelling reasons to head to Santana Row. Flora San Jose will soon transform the long-vacant Rosie McCann's space into a versatile all-day dining destination on a prime corner behind Hotel Valencia.

Russ Fukushima and Jameson Parvizad of Water Tower Kitchen team up with Danny Shafazand of Bell Tower Cafe and NOVA Nightclub in Downtown San Jose to create the new concept. Guests will enjoy a seamless shift from bright morning meals to lively evening dining with an evolving menu that matches the time of day.

At the same time Bacio di Latte is already scooping its high-quality Italian gelato at Santana Row, and Johnny Doughnuts will soon bring its nationally acclaimed handcrafted doughnuts to the neighborhood.

Santana Row Local Artisans Featured at Monthly Makers Market

San Jose gains another fantastic draw for those who love supporting local talent. The Makers Market turns Santana Row into a creative hub on the second Saturday of every month from 11 a.m. to 6 p.m. The next one is this Saturday, March 14th.

Attendees will discover a wide selection of handmade items crafted by more than 60 local makers. Elegant jewelry, unique ceramics, apparel, leather goods, and plants fill the stalls and keep the experience fresh and inspiring. Live music adds to the energy as you enjoy food and drinks in a relaxed sip-and-stroll format.

Families and pet owners receive a warm invitation to join the fun at this free event. The open layout in the park creates an ideal setting for everyone to explore comfortably while connecting with the makers behind the products.

Santana Row Swapping Best Buy with Life Time Fitness

Best Buy has served as a staple at Santana Row for 23 years, offering electronics and gadgets to shoppers since the retail center's early days. The store at 3090 Stevens Creek Blvd will close its doors on February 28, marking the end of its lease. This change reflects the company's routine evaluation of locations as leases expire.

Up to 60 employees may face layoffs starting in March if they do not secure positions elsewhere in the company. Best Buy plans to assist affected workers by offering roles at nearby San Jose stores. The company operates several other locations in the area, providing options for continuity.

The closure ends a chapter that began around the completion of Santana Row. Best Buy arrived during the second phase of development, joining as one of two big-box additions alongside the Container Store. This era helped shape the vibrant shopping destination that draws visitors from across the region.

The good news is that the two-story space will not be empty for long. Life Time fitness is stepping into the 52,000-square-foot building. This luxury health and wellness center will feature exercise equipment, group studios, children's classes, wet spas, a cafe, and a work lounge.

Winter Splendor at Cielo Rooftop: San Jose's Elevated Holiday Escape

Cielo has always been one of my favorite secret spots to take visitors up to when visiting Santana Row. It's hidden at the very top of Hotel Valencia and overlooks Plaza de Valencia with the Santa Cruz Mountains in the background. It's often open to enjoy the view, but is underutilized as a place to grab a drink or bite for most of the year. Fortunately, that is changing with it's very first Winter activation: Cielo Rooftop's Holiday Experience.

This reimagines Cielo as a cozy winter wonderland until January 10, 2026 featuring frosted pines, glowing fire pits, and plush seating draped in faux fur. Open Tuesday through Saturday from 5 to 9 p.m., the space creates an intimate outdoor retreat perfect for sipping drinks amid the city's soft evening lights. Closed on Sundays, Mondays, Christmas Day, New Year's Eve, and New Year's Day, and it operates weather permitting.



The experience also features an exclusive partnership with Piper-Heidsieck Champagne, highlighting bespoke cocktails, caviar pairings, and premium pours available by the glass or bottle. Menu selections include starters like butternut-coconut soup with vegetables or spicy chorizo croquettes, shared plates such as Spanish charcuterie with cheeses and cured meats, and entrees ranging from chickpea ratatouille with spinach and mozzarella to volcano lamb shank with spicy carrot puree with pickled red cabbage.

I was invited to sample the menu last week and thoroughly loved the experience. The warm butternut-coconut soup was perfect for a winter night and I would highly recommend having it with the optional braised beef. The spicy chorizo croquettes and volcano lamb shank are also a must. I practically licked the bone clean on the lamb.





Desserts round out the offerings with apple pie and a killer chocolate fondue with marshmallows, nuts, and fresh fruit. It's perfect for sharing on a date or with a group of friends.

I would also recommend trying the mulled wine, which is a seasonal drink that is not easy to find in the Bay Area. Seasonal cocktails include a spiced mule with pear vodka; the Santana 75 with gin, lemon, raspberries, and Piper-Heidsieck 1785; and a Hot Toddy with bourbon, honey, and lemon juice.


A $50 food and beverage minimum per person applies, which is very reasonable given the quality and uniqueness of the Cielo Rooftop's Holiday Experience. Since winter weather can be unpredictable, all seating is on a first-come, first-served basis. Amenities like space heaters, blankets, and hand warmers are available for guests. Bundling up is still recommended to get the most out of your night out, but it was a very cold night when I went and we were never uncomfortable thanks to the heaters.

I would highly recommend checking this out this holiday season. Try to get there early as they have been completely full on multiple nights.
