Reimagined Luxury Living at 188 West Saint James in Downtown San Jose

Downtown San Jose continues to evolve with exciting residential options, and the reimagined 188 West Saint James stands out as a prime example. These two towers, located next to San Pedro Square, house 640 condominiums designed for modern urban lifestyles. Residents can expect stunning panoramic views of the city skyline and nearby mountains, all within walking distance of the area's restaurants, markets, and cultural spots.

The residences themselves emphasize comfort and style with open-concept floor plans, high-end finishes, and floor-to-ceiling windows that flood spaces with natural light. Kitchens come equipped for serious cooking, while private balconies extend living areas outdoors. Choices include studios, one-bedroom, and two-bedroom units, along with a selection of two- and three-bedroom penthouses in each tower.

Amenities start with the third-floor Residents’ Club featuring workspaces, lounges, a catering kitchen, and an outdoor terrace. A 75-foot lap pool, hot tub, yoga area, and BBQ stations provide relaxation with city views. There is a fitness center and wellness studio, complemented by practical touches like a 24-hour doorman, reserved parking, and secure package lockers.

A significant $30 million investment from new owners Machine Investment Group and Centurion Real Estate Partners has transformed the property, including updated lobbies, enhanced pool decks, and fresh outdoor spaces. Architect Steinberg Hart led the redesign, and four model homes showcase the vision. Sales begin this February, with move-in-ready options available through Polaris Pacific.

This project offers fairly attainable pricing: studios from $425,000, one-bedrooms in the $500,000s, two-bedrooms in the $900,000s, and penthouses starting at $1.88 million. For additional information, visit https://188weststjames.com/

The Clara: A New Gem in Silicon Valley’s Crown

Santa Clara’s latest luxury residential development, The Clara, has opened its doors, and it’s giving us plenty of reasons to get excited. Located in the heart of the emerging Clara District, this 22-story high-rise sits just steps from Levi’s Stadium, blending modern living with easy access to entertainment and events. It's actually the tallest residential building in Silicon Valley outside of Downtown San Jose.

With 508 homes ranging from studios to sprawling penthouses, The Clara is already turning heads—only two penthouses remain available for lease, a sign of just how much demand there is for this kind of upscale living near San Jose.

The residences themselves are a showcase of thoughtful design and high-end touches. Open gourmet kitchens come equipped with custom Italian cabinetry, Caesarstone countertops, and Bosch smart appliances, including gas cooktops for those who love to cook. Floor-to-ceiling windows flood the space with natural light, while features like Nest thermostats, Salto keyless entry, and customizable Elfa closets make daily life both convenient and stylish. It’s the kind of place that feels like a step up, whether you’re a tech professional, a family, or someone who just appreciates a well-crafted home.

What really sets The Clara apart, though, are the amenities. Residents can enjoy a 6,500-square-foot fitness center that flows indoors and out, a yoga studio, and a spa complete with sauna and steam rooms. There’s a karaoke room for fun nights in, coworking spaces that adapt to hybrid work life, and even a children’s playroom and outdoor playground. The eighth-floor terrace offers a 75-foot pool with views of Levi's Stadium, grilling stations, and bocce courts, while the rooftop deck delivers jaw-dropping 360-degree views of the South Bay and San Jose. It’s hard not to imagine hosting friends or unwinding after a long day in spaces like these.

This 45-acre neighborhood is shaping up to be a lively, walkable hub with plans for 4,500 residences, public parks, bike lanes, and over 100,000 square feet of shops and restaurants. The Clara puts you right in the middle of these future project, with top employers close by and a lifestyle that’s hard to beat.

Pricing starts at $3,270/mo and you can schedule a tour by calling 408-922-9000 or visiting www.theclara.com

Luxurious 21-story residential high-rise proposed for Tasman with a surprise amenity on top

Tasman East by Levi's Stadium has been on a roll lately. Santa Clara's two tallest buildings are almost complete and already another high-rise is being proposed for the area right across the street from them.

Tasman East, Parcel 11 is a 21-story apartment complex that would have 198 homes, 310 automotive parking spaces, 110 spots for bike parking, and easy access to VTA Light Rail and the numerous amenities coming to the Levi's Stadium area this decade. The building is 218 feet tall with 3,000 SQFT of retail on the ground floor

There will be two amenity areas. On the 6th floor podium there will be an outdoor fitness space, yoga patio, and private patios. The second one will have something special.

I was really hoping that San Jose would have the first swimming pool on top of a high-rise in the Bay Area (I'm looking at you Tribute Hotel next to the Four Points Downtown). However, if this moves forward it will not even be the first, but the second--in Santa Clara. The proposal has an epic penthouse amenity deck with a full pool, hot tub/spa, cabanas, and outdoor dining. Given our amazing South Bay weather and high cost of living, this is one luxury we should see a lot more of in proposed residential projects to help justify those big bucks. If you're wondering where the first high-rise pool is, it will be at the Tasman Senior Housing tower across the street.

As for the apartments themselves, there will be 28 studios, 87 one-bedrooms, 61 two-bedrooms, 15 three-bedrooms, and seven penthouse units. The average size of the units will be close to 1,000 SQFT.

Long-term, there could be up to 11 projects like this one with around 4,500 apartments total. This is just the beginning and the skyline is already surprisingly different around Tasman than it was just a few years ago.

More San Jose Luxury Apartments Break Ground

Below is a rendering of "Ascent," Shea Properties' latest apartment project. We are talking 650 units in South San Jose (former Hitachi campus) with an estimated completion of Spring 2015. The total project cost is going to be $200 million, making it quite an expensive development when looking at the unit count ($307k per unit). There will be one, two, and three-bedroom units and luxurious amenities such as saltwater pools, a yoga courtyard, and a community pizza oven.

Looks like nice project, I just wish there was an office component to it as well. We really need more jobs in South San Jose and more housing in North San Jose.

Tesla Santana Row - Grand Opening Weekend

My favorite car company is having their grand opening at Santana Row starting today. This is their 18th "store" and is the first to utilize a new concept that encourages customers to come in and fully customize a virtual vehicle inside and out. The feel is more like an Apple store than a dealership. In fact, they are encouraging everyone to come in and play with the cars--even those that can't afford a $100k roadster. They want people to keep Tesla in mind when cars roll of the line with more accessible price ranges, so I don't think you're going to get the same level of pretentiousness that you would at a luxury dealer. It's a new model that I hope other car manufacturer's will adopt in the future (Saturn is the only other company that I think came close to a low-pressure experience).
