PXL Exhibition at NODE Invites Region’s Creative Community to Shape Digital Art

Those drawn to the evolving intersection of technology and creativity will find a compelling new destination when PXL by Kim Asendorf opens at NODE in Palo Alto on July 11th. The Berlin-based artist’s summer program transforms the pixel from a basic digital unit into the foundation of living, participatory systems that change with every contribution. Running through mid-September, the exhibition continues the momentum built by earlier presentations that drew tens of thousands of visitors to the space.

Asendorf built his reputation through rule-based generative systems that produce unexpected organic results from simple computational instructions. In PXL he centers the pixel itself, turning millions of individual points of light into interconnected works that respond to participation. Visitors move past observation to become active agents who expand the artwork permanently by adding their own pixels to the larger composition.

Three interconnected pieces form the core experience. PXL DEX establishes the ecosystem through algorithmic shifts that treat pixels as both visual elements and shareable tokens. PXL POD organizes these into evolving cylindrical forms that react to interaction and history, viewable from multiple angles. PXL NET stands as the centerpiece, a vast particle system simulating social and computational networks that requires the full scale of NODE’s hardware to reveal its depth and requires in-person presence for complete engagement.

NODE itself operates as a nonprofit hub dedicated to presenting digital art at physical scale with opportunities for education and preservation. Its 12,000-square-foot facility provides the resources for works that exceed typical home or screen limitations, creating communal encounters that have already proven their draw. The previous major presentation welcomed more than 45,000 visitors, signaling strong regional appetite for this form of immersive culture.

Levitt San Jose Brings Free Hip-Hop Night to St. James Park

Levitt San Jose is continuing its tradition of free live music in Downtown San Jose at St. James Park. The organization has lined up a strong 2026 series that brings diverse artists to the park from May through September.

On Sunday, July 26 at 4:30 p.m. the spotlight turns to hip-hop with Kev Choice and his ensemble presenting the music of A Tribe Called Quest along with new material and original work. Kev Choice, a pianist, composer, and producer who has collaborated with artists including Lauryn Hill, E-40, and Ledisi, will blend jazz, hip-hop, soul, and improvisation in fresh arrangements that honor the iconic group while showcasing his own artistry.

The performance goes beyond a simple tribute by celebrating the lasting cultural impact of A Tribe Called Quest and the way music connects generations. Audiences can expect dynamic takes on classics, instrumental interpretations, and an immersive experience that appeals to longtime fans and newcomers alike.

The full series includes other standout nights such as a Prince tribute in August and a salsa evening co-presented with MACLA, all set against the backdrop of St. James Park with food trucks, a beer and wine garden, and activities for kids. Friday Flashback: Frederick's of Hollywood in Downtown San Jose?

I genuinely had no idea there was ever a Frederick's Downtown, but then again I wasn't alive in 1967. It also looks like there was a See's Candy shop and an electric shaver store and service center. This building no longer exists as it was replaced with the 50 West San Fernando high-rise.

Muon Space Opens Large New Satellite Manufacturing Facility in San Jose

San Jose has welcomed a major boost to its advanced manufacturing sector with Muon Space’s recent opening of a 130,000-square-foot facility at 5970 Optical Court in South San Jose. The Mountain View-based satellite company will use the new site as its primary production hub while keeping headquarters operations focused on smaller components.

The expanded space increases satellite production capacity by 20 to 30 times. Muon has already built and launched eight satellites and plans to launch five more this year, with roughly 25 expected next year and further growth the year after.

Headcount has roughly doubled over the past year to about 260 people, with the majority of that growth occurring locally. The company expects to add another 100 to 120 employees in the coming year, focusing heavily on software and skilled technician roles. Access to talent from major tech firms as well as San Jose State, Stanford, and Berkeley supports ongoing new grad hiring.

When selecting the location, Muon considered other aerospace centers but chose San Jose for its existing team, strong local infrastructure, and cost advantages from prior tenant improvements. The previous occupant built semiconductor fabrication equipment with similar complexity to spacecraft systems, which aligned well with Muon’s needs.

The company maintains an office in the Washington DC area and plans to open a Colorado office this year due to an existing employee cluster there. Further expansion into Southern California remains a longer-term possibility.

Participating spots stretch through neighborhoods like the South First Street Corridor, SoFA District, and San Pedro Square. There are also some newcomers on the list that were not around last year like Poppy & Claro, Jackie's Place, Phin & Bowl, Southern Comfort Kitchen, and Pretty Good Advice. This is a great way to get to know Downtown San Jose's newest restaurants.

The event also includes practical perks such as 90 minutes of free parking in select downtown garages, making it simpler to spend an evening wandering between spots. By encouraging people to try new places and return to favorites, Dine Downtown supports local businesses while showcasing the diversity of flavors that define the city’s food landscape.

Mariachi Herencia de Mexico Leads Fifth Fiesta del Mariachi in San Jose

The fifth annual Fiesta del Mariachi arrives at the Mexican Heritage Plaza on July 25 with a lineup that blends established tradition and fresh voices. Chicago’s Mariachi Herencia de Mexico headlines the evening as a 2x Latin GRAMMY-nominated group of young musicians who built their path from public school classrooms to stages across North America. Their six chart-topping albums and high-energy sets promise fan favorites such as Inolvidable, Preciosa, La Murga, Perdón, Espléndida and Caminaré.

Local ensembles add depth and regional flavor to the program. Mariachi Azteca has serenaded the Bay Area since 1981 under the direction of Juan Francisco “El Pato” Diaz and shared bills with icons including Mariachi Vargas de Tecalitlán and Juan Gabriel. Mariachi Femenil Orgullo Mexicano, the first all-female mariachi in Northern California since its founding in 2007, brings members with diverse backgrounds and advanced degrees who emphasize both performance and education. The university ensemble Mariachi San José from San Jose State University contributes skilled student musicians selected through rigorous auditions on traditional instruments and vocals.

Los Lupeños de San José, founded in 1969 as one of California’s earliest Mexican folk dance companies, closes the artistic circle with vibrant folklorico choreography that travels through Mexico’s regions. Their flaring dresses and passionate movements have represented the culture with pride and innovation for decades.

The full evening extends well beyond the stage. Guests can enjoy micheladas, bites from local food trucks and shopping with artisanal vendors who showcase San Jose businesses. The Mexican Heritage Plaza provides the setting as a 6-acre cultural hub in East San Jose that hosts more than 100,000 people each year through arts programming designed to preserve community heritage and build resiliency.

San Jose Hosts the Biggest Watch Party for USMNT World Cup Knockout Match

Fans who followed the tournament buildup already sensed San Jose stepped up in a major way during the group stage. Now U.S. Soccer selected Soccer Celebration presented by El Camino Health in San Pedro Square Market as the official watch party site for the United States Men’s National Team Round of 32 clash against Bosnia and Herzegovina on Wednesday at 5 p.m. PT.

The decision fits the momentum that built over recent weeks. San Pedro Square Market served as the central gathering spot where more than 350,000 supporters turned out for group stage matches, including crowds that hit 25,000 for some USMNT games. Organizers added a fourth giant screen to the existing 450-square-foot video wall so everyone gains a clear view of the action. New soccer activities, partner zones and special activations from U.S. Soccer and the Earthquakes will keep the energy high throughout the evening.

This choice underscores how San Jose positioned itself as a premier destination for international soccer experiences. The city drew massive numbers at stadiums and public spaces alike, building on decades of hosting history that includes World Cup matches in past tournaments and consistent sellouts at local venues. Partnerships with the San José Sports Authority, the City of San José and the Bay Area Host Committee turned the market into a true community hub where families, longtime supporters and new fans shared the excitement.

The added elements transform the venue into an even stronger destination for this pivotal knockout game. Attendees can expect player appearances, interactive zones and the kind of electric atmosphere that makes watching together more memorable than anywhere else. Those who join the celebration contribute to the larger story of San Jose claiming its role as a soccer capital that delivers world-class events right in the heart of Downtown.

Volo Sports Launches First Permanent Bay Area Location in Downtown San Jose

Downtown San Jose has gained a new hub for social sports with the opening of Volo Sports at 300 S. 1st Street. The Baltimore-based company took over the Serpentine Pavilion and part of an adjacent parking lot, turning the former roller rink and food truck site into a 41,000-square-foot space for leagues and pickup games.

Club Volo offers pickleball, sand volleyball, futsal, and additional community programming. The five-year lease marks Volo’s first owned facility in the Bay Area after running leagues in rented spaces previously. The site opened with a launch event featuring Mayor Matt Mahan, free sports, live music, food, and giveaways.

The new location created about 55 jobs, mostly part-time roles that form the core of operations. Strong interest from the existing player base helped drive the decision to build out a dedicated space for play.

Volo targets adults between 18 and 40, with particular appeal to San Jose State University students, recent graduates, and downtown workers. Company teams have already formed for co-worker play, and the fenced facility with staffed hours provides a convenient after-work and weekend option.

Bookings for leagues and sessions can be made through Volo Sports directly or via on-site QR codes. Hours currently run weekdays from 5 to 9:30 p.m. and weekends from 10 a.m. to 9 p.m., with potential expansion based on demand.

San Jose Secures First Place as the Nation's AI Capital

San Jose claimed the number one position in a detailed national evaluation of how well metropolitan areas support artificial intelligence development. The metro received top marks across the core measures that track patent creation, technical education outcomes, technology job concentration and research facility presence.

The underlying numbers illustrated decisive leadership on multiple fronts. The region produced 8,383 AI-related patents between 2020 and 2024, more than any other metro in the study, while delivering 420.1 patents per 100,000 residents. University graduates earned STEM degrees at a 62.5 percent rate. Technology roles reached a density of 132.1 positions for every 1,000 jobs, and 346 corporate research and development centers operated in the area, with twenty of those added in the past decade.

These outcomes reflect an ecosystem built over many years that combines advanced hardware capabilities with sophisticated software platforms. Talent arrives through strong local university programs and stays to contribute at organizations that move ideas from research into practical applications at scale. The combination creates a cycle of invention and commercialization that stands out even among other strong technology regions.

The study positioned San Jose ahead of other notable centers, including its Bay Area neighbor San Francisco along with Seattle and Boulder. This placement highlights the specific advantages in density and specialization that define the local environment. It also reinforces the broader trajectory of establishing San Jose as a place where technological progress generates lasting community-wide benefits.

Local organizations and residents can apply this recognition to shape decisions on workforce training, research support and business attraction. Continued investment in these areas extends the advantages already visible and helps translate AI leadership into expanded opportunity and economic strength across the city.

Willow Glen Farmers Market Offers Fresh Finds and Community Vibes Every Saturday

San Jose residents seeking a relaxed weekend ritual have long turned to the Willow Glen Farmers Market as a neighborhood favorite. Tucked behind Willow Glen Elementary along Lincoln Avenue in Downtown Willow Glen, this market has operated for more than two decades as a steady gathering point for locals who value direct access to fresh, local goods.

Around ten certified farmers bring seasonal California produce that shifts with the calendar, from spring strawberries to autumn squash and winter citrus. Shoppers also find flowers, honey, dairy, fish, and meats from nearby producers, while more than ten prepared food vendors offer pizza, baked goods, hummus, pasta, and international options that turn browsing into a casual meal.

Live music plays each week alongside face painters and market basket raffles, while a free playground keeps kids occupied as parents explore the stalls. The intimate scale creates a calmer experience than larger regional markets, with regulars chatting directly with vendors in an atmosphere that feels like an extension of the surrounding community.

The market runs every Saturday from 9 a.m. to 1 p.m. rain or shine, with free parking at the school and easy connections to nearby coffee shops and shops along Lincoln Avenue. It accepts EBT with market match incentives and welcomes a range of nutrition programs, making quality local food accessible to more households.

San Jose World Cup Watch Parties Surpass All Expectations at San Pedro Square

San Jose turned San Pedro Square into a global gathering spot during the World Cup with watch parties that pulled in far more fans than anyone anticipated. Hundreds of thousands of soccer enthusiasts filled the space in Downtown San Jose, creating an electric atmosphere that highlighted the city’s growing reputation for hosting large-scale public events.

The turnout demonstrated strong community interest in international sports and the appeal of shared viewing experiences in the heart of the city. Fans from various backgrounds came together to cheer, celebrate goals, and enjoy the vibe that only a packed public square can provide.

350,000 visitors were expected for the entire World Cup series, but it now appears that number will be exceeded by a great margin. The San Pedro Square area is quickly making adjustments to address the massive crowds, including easier bar access and extra screens. It's also music to my ears when hearing visitors from other countries telling others to go to San Jose to watch the games instead of SF. Check out the full video at the source link.

Delta Adds Daily Nonstop Flights from San Jose to Austin

San Jose Mineta International Airport continues to expand its reach with Delta Air Lines set to launch daily nonstop service to Austin beginning October 6. The new "nerd bird" route operates on an Airbus A319 and brings Delta’s daily departures from SJC to a total of 23. Travelers have requested Austin as a destination for some time, and the addition provides more direct options. Currently Southwest is the only airline with a direct flight to Austin from SJC. Alaska Airlines cancelled their direct flight last year.

The service links two major innovation centers. Business and personal connections between Silicon Valley and the Austin area stand to grow stronger through this convenient daily flight. City leaders have highlighted how the route supports economic ties, tourism, and cultural exchange between these dynamic regions.

Delta already operates nonstops from San Jose to Los Angeles, Atlanta, Salt Lake City, and other cities. The Austin flights are available for booking now.

Southwest Airlines will add its own seasonal nonstop to Orlando starting in November. This leisure-focused route responds to rising demand from families and theme park visitors seeking easy access to major destinations.

SJC’s ongoing growth in routes reflects efforts to match the travel needs of the region’s residents and visitors.

San Jose Software Engineer Cracks Adobe’s Third Semaphore Puzzle

Engineer Brian Vincent cracked the third semaphore puzzle atop Adobe’s headquarters. The challenge, launched in May 2023 by artist Ben Rubin, involved decoding patterns on four large rotating LED wheels that have puzzled observers worldwide for years.

Rubin’s creations combine art and technology in public installations that invite interaction. The first semaphore puzzle appeared in 2006 and yielded its secret within a year. A second followed in 2017. This latest version demanded three years of dedicated effort before Vincent found the solution.

Vincent’s success underscores the depth of technical talent concentrated in San Jose. As Adobe prepares a fourth puzzle open to solvers everywhere, the series continues to draw attention to the city’s blend of creativity and engineering skill.

I wonder how hard the 4th challenge will be and how long it will take to solve (especially in the age of AI). We need more innovate public art projects like this peppered across San Jose and the greater Silicon Valley.

Sakura Market Brings Japanese Vibes to Downtown San Jose

Downtown San Jose gained a distinctive new retail option when Sakura Market held its soft opening on June 24 at the corner of South First Street and Paseo de San Antonio. The 5,000-square-foot store occupies the former Muji space and draws inspiration from Japan’s popular konbini convenience stores.

Shoppers can find groceries, beverages, grab-and-go items, a mini-mart selection, sake and beer bar, sushi buffet, instant ramen bar, matcha tea shop, and a wide range of Japanese snacks alongside everyday essentials. Owned by Osaka Marketplace, the location serves as a smaller version of their larger concepts and is adapted to best serve local residents (like neighboring SJSU students).

The opening helps address a noticeable gap in grocery options within Downtown San Jose. The area has lacked convenient food retail since a small-format Safeway closed in 2019. This will particularly benefit residents near San Jose State University’s Spartan Village and visitors staying at the Signia by Hilton hotel, but I'd expect it to draw people from all over the area.

One really unique feature is the instant ramen bar where you choose all of your toppings, pay, and then quickly cook your ramen at the bar. The self-serve sushi bar also looks like a winner for anyone wanting to grab a quick meal.

Sakura Market is actively hiring for positions including cashiers, customer service, stockers, cleaning staff, bartenders, and sushi preparers, with pay ranging from $18.45 to $21 per hour for part-time and full-time roles. The unique mix of food, drink, and experience-oriented retail stands to draw both locals and tourists seeking something different from standard mall offerings.

This addition strengthens the vibrant mix of shops and eateries that make Downtown San Jose an increasingly appealing destination to live and explore.

Johnny Doughnuts Opens Fifth Location at Santana Row

San Jose gains another appealing option for handcrafted treats as Johnny Doughnuts marks its official opening at Santana Row today. The San Rafael brand brings its fifth brick-and-mortar spot to the Park Valencia area, right near Maggiano’s Little Italy, after a successful soft opening period.

The compact shop spans slightly less than 600 square feet and has already created 16 new jobs in the area. Designed by California interior designer Julie Babin, the space features a simple menu of doughnuts and coffee with a nostalgic touch that fits the vibrant shopping and dining destination.

Founder Craig Blum selected the site for its energy and appeal within one of the Bay Area's lively spots. The smaller footprint drew inspiration from the company's early food truck days, allowing streamlined operations while still delivering quality to guests. Longtime clients from the tech sector, including Apple as an early supporter, now have easier access to the brand's offerings.

Response during the soft opening proved strong, with clear demand for thoughtfully made doughnuts. The company manages the distance from its North Bay base through its operations team and fleet. A sixth location in Napa stands next in line, with further growth eyed for the Peninsula, East Bay, and Southern California.

Fountain Blues and Brews Festival Brings Timeless Sounds to Downtown San Jose

San Jose holds onto its musical roots through gatherings that fill the Plaza with energy and sound. This weekend the Fountain Blues and Brews Festival celebrates its 43rd year as California's longest running blues event.

Eric Gales and Ronnie Baker Brooks headline a program that mixes blues with soul, rock, jazz, gospel, and R&B. A beer garden stocked by more than forty craft breweries stands ready alongside food options that include lobster rolls, pizza, tacos, and barbecue from local stands.

Artisan Alley presents local makers with jewelry, crafts, and goods while the Instrument Petting Zoo offers interactive fun for all ages. The festival received the Silver Award for Best Festival in Silicon Valley in 2024 and continues to draw strong crowds.

Support from the City of San José and Mayor Matt Mahan helps sustain this tradition that began in 1981 on the San Jose State University campus. The result delivers a full experience of music, drinks, food, and community right in Downtown San Jose.

Vallarta Supermarkets to Open Larger Store at The Plant Shopping Center in San Jose

San Jose will soon welcome a new grocery destination as Vallarta Supermarkets prepares to open in the former Toys "R" Us space at The Plant shopping center. The nearly 60,000 square foot location will exceed the chain's usual store size and will bring approximately 150 new jobs to the area with its mid to late November opening. The center already draws crowds for Target, Home Depot, and Ulta Beauty, and this addition will turn the hub into an even stronger one-stop destination for household needs.

The family-owned chain began as a Mexican meat market back in 1985 and has directed its growth northward from a Southern California foundation in recent years. Officials signed the lease for the San Jose site about a year ago after evaluating options. They have pointed to the central position, straightforward access, and ample parking as factors that made the location stand out, particularly with other major retailers already on site to form a full shopping stop.

Company leadership has built the brand around quality, cleanliness, and service that reflect what they would choose for their own families and communities. The additional space in this store will support a wider array of fresh items while preserving those core standards throughout. Leaders have also shared hopes of opening further stores in San Jose, noting the city offers the scale and vitality to sustain more than one Vallarta location.

This development will deliver expanded grocery options along with new employment opportunities in a thriving section of the city. Shoppers seeking quality fresh goods and reliable service will gain a convenient new choice within a well-established retail environment. The opening reflects San Jose's ongoing ability to draw in regional businesses that see value in investing here and serving local residents.

Transit-Oriented Housing Plan Emerges Next to Tasman Light Rail in San Jose

A pair of real estate developers has put forward a proposal for a 446-unit residential community right next to the Tasman light rail station in San Jose. SummerHill Homes and Cypress Equity Investments would replace a vacant office building and surface parking on a 5.9-acre site at 3550 N. First Street with 373 affordable apartments and 73 market-rate townhouse-style condominiums. The location sits between Tasman Drive and Baypoint Parkway, directly across from the station, offering future residents easy access to VTA light rail service.

The apartment portion would provide 100 percent affordable housing aimed at a range of income levels, with an average target of 60 percent of area median income. Based on 2026 Santa Clara County limits, that would translate to an average qualifying income around $123,300 for a four-person household or $86,310 for a single person. The townhomes would sell at market rates, creating a mixed-income community on the site.

The project represents another example of developers converting underused office properties into housing amid a soft commercial market. LBA Realty owns the land, having acquired it in early 2025 for well below its previous assessed value. By placing new homes steps from light rail, the plan takes advantage of existing transit infrastructure to support lower car dependence and more connected living.

This kind of transit-adjacent development adds meaningful housing options in North San Jose while repurposing empty office space. People who work in the area or want convenient commutes without daily driving will have new choices that fit different budgets and lifestyles. The proposal reflects ongoing efforts to grow San Jose's residential capacity in locations that already have strong public transportation links.

Flora Restaurant Arrives at Santana Row with Style

Santana Row will gain a versatile new restaurant this summer when Flora opens in the former Rosie McCann's space. The 4,800 square foot venue will seat roughly 170 guests around a 26-foot indoor-outdoor bar and will create 70 to 90 local jobs. Three South Bay hospitality veterans have teamed up to transform the long-vacant site into an all-day destination with service stretching from brunch into late night, including weekend hours until 2 a.m.

Danny Shafazand, Jameson Parvizad, and Russ Fukushima draw on experience from other local spots to create something distinct. They have worked with Basile Studio, the firm behind several other San Jose projects, and R3 Builders to shape a nature-inspired space. The design supports flexible programming that shifts with the time of day, allowing the atmosphere to evolve from daytime meals to evening gatherings with music and entertainment.

The partners aim to make Flora the heart of Santana Row and a place that attracts visitors from across Silicon Valley. Rather than replicate the past, they have focused on building a fresh identity with elevated yet approachable food and beverage offerings that blend familiar elements in new ways. Entertainment will adapt throughout the day, with DJs and live music integrated to match the moment, whether during weekend brunch or later hours.

This investment signals continued momentum for Santana Row as it refreshes its mix of dining and nightlife options. The substantial commitment from the team reflects their desire to deliver a flagship experience that combines their collective years in hospitality.

Japantown San Jose Welcomes Summer with Weekly Markets and a Fresh Artist Pop-Up at Empire Seven Studios

Summer weather sets the stage for outdoor exploration in Japantown, where the Night Market on Thursdays and the Farmers Market on Sundays will bring liveliness to the neighborhood each week through the fall.

Empire Seven Studios continues to draw attention for its careful selection of books, prints, apparel, housewares, handmade artist goods, and original artworks. Every piece carries a connection to the creators and the wider artistic circle that calls the studio home. Subtle collaborations and quiet friendships shape the inventory, and visitors often comment on how the curation feels personal and story-driven rather than mass-produced.

A new Pop Up Series now launches at the studio, beginning with the work of Nychos from Rabbit Eye Movement. After a trip to his Los Angeles studio, the space received an assortment of prints, postcards, skateboards, patches, pins, shirts, hats, and books. Some of these items stand out as special finds no longer offered through other outlets, giving San Jose residents and collectors a direct way to access them locally for personal enjoyment or thoughtful gifts.

The series reflects a simple aim: share distinctive artist creations with the community while adding another layer of activity to Japantown’s regular rhythm of markets and creative gatherings. Those who value original work and neighborhood character will find a worthwhile stop at Empire Seven Studios, where the focus remains on connection, discovery, and supporting the artists who help define San Jose’s cultural landscape.

Bb.q Chicken Plans Second San Jose Location on Hillsdale Avenue

San Jose food lovers gain another destination for Korean fried chicken when Bb.q Chicken opens its second local outpost at 1795 Hillsdale Ave. The South Korean chain filed a liquor license application for the spot in a busy strip mall that already includes Home Depot, TJ Maxx, HomeGoods and Target. This addition brings the brand’s signature offerings to a convenient retail corridor on the city’s south side.

The new restaurant will join existing South Bay locations in Cupertino, Sunnyvale and Milpitas. Founded in 1995, Bb.q Chicken has grown into a global operation with thousands of stores across dozens of countries. Its menu features crispy fried chicken alongside Korean classics such as tteokbokki, rice bowls and dumplings.

The chain built its reputation on quality Korean street food and a focus on bold flavors. With rapid expansion across the United States since 2014, the brand continues to introduce more communities to its take on familiar favorites and lesser-known dishes from the Korean table.

Chicken-focused concepts keep multiplying throughout Silicon Valley. Several other national chains have announced or opened new sites in the region over the past year, reflecting strong local demand for this category of fast-casual dining.

Order Lemon Tamarind chicken wings by the ten or twenty count bucket and select from available sauces. The mix and match Wagyu Hot Dogs include options such as Chili Cheese, Bacon & Brie, and Surf & Turf.

New Eight-Story Apartment Building Planned Near SAP Center

San Jose adds has a new proposed mid-rise development in the Garden-Alameda neighborhood. Plans filed with the city show a new eight-story apartment building at 945 W. Julian St., right at the intersection with Morrison Avenue. The project would replace a house and office that currently occupy the site and bring 136 new units to the area.

The development team, headed by Anthony Ho, envisions a mix of homes suited to different needs. Twenty-eight studios would measure about 360 square feet. Fifty-four one-bedroom apartments would come in at roughly 490 square feet. Another fifty-four two-bedroom units would offer around 730 square feet each. The site covers just under a half acre.

This stretch of Julian Street already hosts the Diridon West apartments, a 249-unit project completed in recent years at the corner of Stockton Avenue. The current proposal would make use of Senate Bill 330 provisions that help expedite housing reviews across California.

Living here would put residents within easy reach of SAP Center events, from hockey games to major concerts. The spot also benefits from connections to regional transit and the broader momentum building around the Diridon station area.

City planning records describe the submission as preliminary. Final designs and details remain subject to change through the review process. Even at this stage, the plans reflect sustained interest in creating more places to call home near one of San Jose's most recognizable landmarks.

Matcha Town and Matcha Matcha Bring Authentic Japanese Tea to San Jose

San Jose has added Matcha Town to its roster of specialty tea spots with a location at 1704 Oakland Road. This spot centers on ceremonial-grade matcha imported from Japan with five concentration levels available, from a light Jasmine blend all the way to the robust No. 5 for those who know their preference.

Matcha Matcha has also established a presence in the city through its tea trailer stationed at Spark Social, the food truck and entertainment venue. The operation sources its matcha from Nishio in Aichi, Japan, and already runs another site on Saratoga Avenue.

In nearby Cupertino, BonBon Matcha readies a new cafe that will emphasize convenient grab-and-go service along with creative drinks such as strawberry matcha lattes and traditional Japanese desserts. The roughly 1,000-square-foot space expects to generate about six positions once it begins operations.

The arrivals expand the choices available for anyone seeking a refined tea experience or a refreshing twist on a familiar favorite. Whether you prefer the pure taste of whisked ceremonial matcha or a sweeter strawberry-infused latte, these new destinations give you more ways to enjoy unique matcha experiences.

Greyhound Station Gains Fresh Purpose as San Pedro South Entertainment District Emerges in Downtown San Jose

A stretch of underused land in Downtown San Jose has gained a clear purpose through the vision of local entrepreneur Mauricio Mejia. He has launched San Pedro South to turn the former Greyhound station and a nearby property into active entertainment destinations. The effort comes as developers hold the sites for future residential projects that face financing hurdles in the current market.

At the Greyhound location, crews have removed graffiti and refreshed the paint in preparation for its role as The Greyhound. This open-air venue will accommodate concerts, festivals, watch parties for major events, cultural celebrations, and community gatherings. The setup positions the space to welcome crowds during the FIFA World Cup period.

Across the street at the corner of Post Street and South San Pedro Street, The Domes will feature an interactive structure inspired by the Las Vegas Sphere. This second venue will deliver immersive experiences through its distinctive dome design. The investment for this element alone reaches three million dollars, underscoring the scale of the commitment.

Mejia brings experience from operating nightclubs and contributing to the Urban Vibrancy Institute, known for its energetic block parties across the city. He has secured partnerships with local businesses including Selva Tequila Bar, Myth Taverna & Lounge, Chico de Mayo Street Tacos, and The Prestige Venue. These collaborations will support hospitality needs across the district while the properties await their longer-term redevelopment.

By activating these spaces now, the project reduces the burden of ongoing property taxes and maintenance for the owners while injecting fresh activity into the surrounding blocks. Mejia has expressed confidence rooted in his affection for the downtown core. Initiatives like this one strengthen the appeal of Downtown San Jose as a place where people gather, celebrate, and connect, advancing the city's standing as a dynamic urban center.

San Jose Will Host a Free Soccer Celebration at San Pedro Square as the FIFA World Cup Brings Major Economic Gains to Downtown

The FIFA World Cup will generate between $480 million and $630 million dollars in economic impact for the Bay Area and Downtown San Jose is preparing to capture a significant share of that activity over the next six weeks. Businesses throughout the area adjust staffing levels and supply chains now to handle the expected surge in visitors.

San Pedro Square will transform into the central gathering spot for soccer fans with the Soccer Celebration running from June 11 through July 19. Admission stays free, and more than ten thousand people already signed up for the June 11 opener between Mexico and South Africa. A twenty-seven-foot screen will rise above the square, funded in part by the San Jose Earthquakes along with hundreds of thousands of dollars in additional entertainment investments from the team and partners.

Restaurant leaders such as those at Nuvo Hospitality plan for sustained sales growth rather than single peak days. They draw on experience from Super Bowl 60, which delivered strong results thanks to effective promotion and good weather, while avoiding the overstaffing pitfalls seen during Super Bowl 50. The activation of the Entertainment Zone ordinance will allow to-go alcohol sales for outdoor consumption, a welcome change for big events like this.

This event highlights San Jose's growing role in international soccer, supported by its dedicated facilities and the current momentum of the San Jose Earthquakes near the top of the MLS standings. Families, friends, and visitors from around the world will find a welcoming space to share in the excitement of the planet's premier sporting event, all while boosting local establishments in the heart of Downtown San Jose.

Affordable Housing Tower Advances Next to Berryessa BART Station

Progress on a 10-story apartment building at 1565 Mabury Rd. brings nearly 200 affordable homes closer to reality in Northeast San Jose. The development stands right next to the Berryessa BART station parking garage. Once finished, it will deliver a mix of studio, one-bedroom and two-bedroom residences aimed at households earning up to 80 percent of the local area median income.

San Diego-based Affirmed Housing leads the effort after securing a ground lease from the Santa Clara Valley Transportation Authority. County records show an $11.1 million payment for the lease. Permanent financing of $162.6 million received approval through a combination of tax credits, tax-exempt bonds and contributions from Citibank, Santa Clara County and the City of San Jose.

The building will contain 193 affordable units plus two market-rate apartments reserved for on-site managers. Forty-five studios, 43 one-bedroom units and 105 two-bedroom apartments make up the affordable portion. These homes target working families and individuals who need stable housing near reliable public transit.

Location beside a major BART station supports the kind of dense, transit-oriented growth that reduces reliance on cars and connects residents directly to jobs across the region. The project represents one of several efforts turning long-discussed plans into actual buildings on underused land.

Leaders in land-use planning note that sites immediately adjacent to rail infrastructure represent prime opportunities for taller residential structures. This approach makes efficient use of existing transit investments while expanding housing choices in established neighborhoods.
