Japantown mixed-use development proposal

Downtown San Jose receives most of the attention when it comes to dense high-rise development these days, but there are some interesting proposals outside of the area. For example, there is a new project on the table in Japantown that would include multiple towers on the area bound by Taylor Street, Miller Street, George Street, and North First Street. It would include a 210 foot tall tower with 244 apartments, 61,000 SQFT of office space, 5,560 SQFT of retail, and 731 parking spaces.

The project would also be right in the middle of the North 1st Street Local Transit Village Plan, which will hopefully accommodate thousands of new homes and jobs in the future. Currently the area houses a surface parking lot and a one-story office building. This would be a major upgrade for the area.

If all goes well this could be approved by the City Council later this year or in Q1 of 2021. It would then take at least a couple more years to build.

San Jose 2030 Halfway Point Video

David Manzo from San Jose 2030 has been chronicling Downtown San Jose development since 2010 and plans on releasing a 20-year-long video time lapse in 2030. Miro Tower Photos

Fortunately not all major construction projects are stalled due to the Coronavirus. Miro continues to make great progress in Downtown San Jose and both towers are almost at full height (nearly 30 stories). Below are a couple photos taken from SJSU by gillynova.

Despite everything our skyline is evolving and there is still much excitement around Downtown San Jose in the developer community.

Affordable housing project proposed for Guitar Showcase site

A developer would like to relocate the Guitar Showcase store at 3090 S. Bascom Avenue, raze the building, and construct a six-story residential building in its place. The project would have 90 apartments and 100% of them would be classified as affordable housing. The plan is to have a mix of one, two, and three bedroom units ranging from 405 SQFT to 975 SQFT. 29 of the units would be reserved for formerly homeless making no more than 30% of our area's median income.

Also included in the project would be 2,200 SQFT of commercial space on the ground floor and 25 parking spaces.

If this project comes to fruition, Guitar Showcase won't be moving very far. There is an available space for them right next door.

New affordable housing project near Little Portugal

Reed Community Partners is working on an eight-story affordable housing development at the corners of 24th Street and E. Santa Clara Street. This is just a few blocks away from the future BART station at Alum Rock/Five Wounds and is right on the Bus Rapid Transit line that runs between Diridon and Eastridge.

The project will have 91 homes and half are allotted for permanent supportive housing. Based on the render it appears there could be some retail on the ground floor as well, which would be a nice bonus for the area.

3.8 million SQFT office campus proposed in North San Jose

Bay West Development has proposed a 3.8 million SQFT office project at the former Fry's Electronics headquarters in San Jose (550 E. Brokaw Road). This would be one of the largest office projects of any kind in Silicon Valley, second only to what Google is proposing in Downtown San Jose.

The configuration would be seven large buildings and two parking structures, enough for 10,000 employees. The buildings would cap out at about eight stories or 120 feet. Unfortunately it does not appear like there is any attempt to make this a mixed use project combining residential and retail, but there is plenty of that in the area already.

Despite Covid19, new 20-story office tower proposed Downtown

I honestly didn't think we would get any new tower proposals for quite some time. I'm happy to hear developers aren't entirely scared away at this point.

J.P. DiNapoli would like to build a 20-story tower at 95 S. Almaden--also know as the parking lot next to the ugly windowless AT&T building. The tower would have retail and amenities on the ground floor, eight floors of parking (four above ground and four below) and 15 stories of offices above the parking.

This is close to two other major projects, Adobe Tower 4 and Jay Paul's CityView Plaza redevelopment. It's also a killer location with easy access to transit, housing, and attractions Downtown.

Smart developers will build ASAP while costs are low.

Platform 16 breaks ground

The next office megaproject in San Jose in now underway. Platform 16 is a 1.1 million SQFT campus within a 10 minute walk of Diridon, the SAP Center, Whole Foods, the San Jose Market Center, and the San Pedro Square Market. It's located off of Julian and Autumn Parkway.

The total build out will cost over $1 billion. Boston Properties made sure this would be attractive to our largest tech companies with large floor plates, 15-foot ceilings, and 16 outdoor terraces. There is a good chance a flagship tenant like Google will take the whole space.

San Jose Development Map

The San Jose Economy blog has updated the map of new development projects in San Jose. The Sharks Ice expansion, Tribute Hotel, Garden Gate, 200 Park, Platform 16, Building 7 at Coleman Highline, and Danco Housing @ West San Carlos have been added. The planning team is reviewing development permits for more than 9,000 residential units and a staggering 15 million SQFT of office space citywide. Hopefully this will still come to fruition after the pandemic boils over.u

Most of the new project are centered around Downtown San Jose. Half of the proposed office space and 40% of the residential units are in the Downtown core. 551 hotel rooms and 86,000 SQFT of new retail are in the mix as well.

As for the projects currently under construction, you're looking at 8.7 million SQFT of office space, 1.3 million SQFT of retail, 470 hotel rooms, and 4,131 new residential units.

Le Meridien San Jose Hotel Tower approved

Last week, one of the most ambitious hotel projects in San Jose history received approval by the San Jose City Council. The 24-story Le Meridien hotel will cantilever over the historic Hotel Montgomery, which is currently branded as a Four Points Hotel. The juxtaposition of old and new culminates in a stunning project as you can see below.

A five-story atrium will connect the two hotels together, which are both part of the Marriott portfolio. The new tower will have 274 rooms and one of, if not the best, hotel amenity in San Jose... a rooftop swimming pool.

I can't wait to see this come together and will definitely be planning some stay-cations after this is built!

Atari-themed gaming hotel coming to San Jose

The hottest video game company of the 70s is coming to San Jose in an interesting way. A hotel developer is leasing the Atari brand to create eight video-game themed hotels in the United States and one will be in San Jose.

Each hotel will have an esports studio where pros compete, an Atari gaming playground, event rooms, co-working spaces, movie theaters, a gym, and probably a fun restaurant/bar area. This sounds like a very unique offering compared the the run-of-the-mill business hotels that mostly populate the South Bay. Details are still sparse, but hopefully we'll have more info soon.

Bonus fun fact, the founder of Atari--Nolan Bushnell--also founded the first Chuck E. Cheese in San Jose. Yes, it is the epic two-story one on Tully.  Turns out the first one was actually at 370 South Winchester Blvd in the old Town & Country shopping center, currently Santana Row.

Two new waterfront San Jose hotels are now open

Marriott has just opened a brand new Residence Inn and Fairfield Inn & Suites in San Jose's northernmost district, Alviso. This will add 261 much-needed rooms to Silicon Valley's pool of hotel facilities. The hotel is within a few miles of most tech companies in the Golden Triangle, as well as Levi's Stadium.

The location is a bit interesting since it is tucked deep into the America Center (Great America Parkway north of Highway 237). A major benefit is it's quiet and you actually get a bay-front view. Not many San Jose hotels can say that.

Residence Inn features all-suite rooms with kitchens, making them ideal for longer trips. Meanwhile the Fairfield Inn & Suites portion of the project is a more traditional hotel with king and double queen rooms.

Amenities include a putting green, basketball court, pickleball, a saltwater pool, fitness center, and a BBQ pit. When driving by I was happy to notice an abundance of EV chargers at the new hotel as well. There also appears to be direct trail access to really take advantage of that bay-front location.

Google expanding in North San Jose

Google is looking into The Assembly campus in North San Jose for possible expansion. They could take somewhere between 800,000 and 900,000 SQFT according to the Business Journal. That should be enough for 4,000 employees or more.

In addition, they have already acquired eight buildings over the past couple years in North San Jose near Alviso. Those investments add up to over $400 million. If there was ever any question on whether Google was serious about investing in San Jose, I think these actions are pretty clear.

Verizon breaks ground on a new San Jose campus

The Coleman Highline will soon be home to a 640,000 SQFT tech campus for Verizon. The development is right next to Avaya Stadium and is conveniently close to both the airport, Downtown San Jose, and a future BART stop.

They are also in good company as Roku is moving their headquarters to the Coleman Highline project as well. At 730,000 SQFT, Roku made one of the largest investments in San Jose real estate this decade. Of course, these deals will be dwarfed by Google and perhaps others over the coming years.

Construction work on the Verizon buildings began two weeks ago and should be complete by 2021.

113-room hotel proposed on Winchester Blvd

A&Z Development LLC submitted a site development permit last month to build a six-story hotel at 1212 S. Winchester Blvd with 113 rooms and 78 parking spaces. This is located about a mile away from Santana Row and a mile from Downtown Campbell.

We are in desperate need for more hotel rooms in Silicon Valley, so this is coming at the perfect time. The proposed hotel would also feature a ballroom, restaurants, and bar.

Planned Developments along Stevens Creek Blvd.

CTA25 from the San Jose Development Forum created a nice map of all the development projects that are in progress along Stevens Creek and West San Carlos. This goes to show that the development boom is extending well outside of Downtown San Jose. Now all we need is a hyperloop or some other form of mass transit running along this corridor.

San Jose Development Projects

The SJ Economy blog has released a slick interactive map showcasing major development projects in the area. The map was developed along with the City of San Jose's Public Works GIS team.

The number and scope of projects in the pipeline right have to be an all-time high. We're talking tens of millions of SQFT of development. When using the interactive map, don't forget to use the tabs to see ALL of the projects.

Block 2

If you liked yesterday's unique Market Street Towers renders, Sobrato has another flagship project right around the corner that we'll call "Block 2" until an official name is released. It is located on East San Fernando St. between S 1st St. and S 2nd St.

The project looks like several stacked glass Tetris pieces with multiple sky gardens between them. This would be one of the most interesting and unique buildings Downtown if it gets built.

The schematic shows new ground floor retail, which like Market Street Towers would fill a critical gap or deadzone Downtown. Currently the only thing on this piece of land is a surface parking lot.

Above the retail and lobby would be four floors of parking and 12 floors of offices. Each floor appears to have two sky gardens, which are four-story cutouts from the main building shell. Impressive!

Market Street Towers

Sobrato has just release some new renders for their Market Street Towers project. The building design is iconic. I can't say that I have seen anything like this anywhere else. While it looks like four separate towers, it is actually a single 584,658 SQFT office building with floor plates as large as 51,605 SQFT.

The ground floor will have 16,372 SQFT of new retail, which fills a dead zone between the Paseo between the Fairmont buildings and San Carlos Street. Currently this is just a surface parking lot. Speaking of parking, there will be 683 parking spaces and 152 bicycle stalls, something that will also come in handy on the weekends when the offices are closed.

My favorite part of the project is the roof, which features not one but two sky gardens with over 25,000 SQFT of combined space. The views should be incredible as you can see from the 2nd and 3rd images below.

San Jose Development Updates

The SJ Economy Blog will start sharing a detailed update on development projects on a regular basis. The current stats are impressive.

  • There are 16.22 million SQFT of office in development
  • There are 7,261 residential units in planning, 5,215 units have been entitles, and 3,476 units are currently under construction (1,533 units are under construction Downtown).
  • There are multiple hotels in the pipeline including a Hyatt House, Hampton Inn, Resident Inn, 24-story Tribute Hotel, and several others.
