Sugarfina--the First-Ever Candy Boutique for Grown-Ups--Opens New Shop in Santana Row

Sugarfina is an innovative candy store for adults featuring the highest-quality candies from around the world. They have everything from peach bellini gummy bears to Tahitian vanilla malt balls to 24K gold-coated Champagne marshmallows. Two thirds of what they carry are not available anywhere else in the US.

LOS ANGELES, CA –  San Jose will get a little bit sweeter when Sugarfina, the world’s finest candy boutique, opens their doors at Santana Row on August 21st, the third boutique in the Bay Area. The store will feature the brand’s signature aqua Bento Boxes, a luxurious candy gift box, and encourage guests to customize their own box by selecting from over 150 candies from around the world, two-thirds of which are not available anywhere else in the U.S. Sugarfina candy consultants will offer complimentary samples and assist guests in choosing the perfect candies based on their taste profile.

Sugarfina made its debut August 2012 selling its premium curated confections online – cocktail candies, including Champagne Bears®, Cuba LibreTM (spiced rum and coke gummies) and Peach BelliniTM gummies are top-sellers – and quickly flourished into a must-have high-end candy brand. Sugarfina opened its first retail store in Beverly Hills in 2013 and now has six boutiques in California.

Named one of the ten most beautiful candy shops by Architectural Digest, Sugarfina’s newest outpost in San Jose will feature a bright white design with glossy white fixtures, antique brass accents, an aqua
neon “candy” sign, and a statement art wall consisting of handmade white paper flowers, the perfect backdrop for a sweet selfie.

The Sugarfina store will also feature:

  • “Design Your Own Bento Box” Wall: Guests can select an empty 8-piece or 3-piece Bento Box and build their own gift box from the wall of 125+ Lucite candy cubes. More than 2 billion custom bento box creations are possible.
  • Top Shelf Candies: One area of the store is dedicated to "top shelf" candies -- exotic offerings from around the world such as Raindrops & Roses from Italy, Kyoto Blossoms from Japan, and interlocking chocolate wedding rings from Greece. Each candy will have its story featured alongside it in a beautiful display.
  • In-Store Sampling: Sugarfina associates offer two complimentary daily samples, with a selection that rotates weekly. In addition, guests may sample most candies in the boutique upon request.
  • Candy Labeling: There will be an icon-based program that identifies which candies are vegan, vegetarian, gluten-free, fat-free, kosher, dairy, and all-natural.

Sprouts Coming to North San Jose

A new Sprouts Farmer Market is going to anchor a new 150,000 SQFT retail center at the southwest corner of East Brokaw and Oakland Road in North San Jose. This will fill up a huge gap in grocery options for this neighborhood, which is a key area for mixed-use development in San Jose. While there are tens of thousands of tech jobs within a few square miles, residential projects have also started to infill the area. The New Home Company is building 239-units right behind the new retail center and KB Home is building out thousands of units at the San Jose Flea Market nearby.

Sprouts will take about 30,000 SQFT of the retail center, but their brand cache is strong enough to get the center renamed from Brokaw Plaza to Sprouts @ Brokaw. No other tenants have officially been announced, but the developer is in lease negotiations with about 30 tenants. Hopefully some will be unique or at least new to San Jose instead of the same old chains.

Tons of New Santana Row Stores

Several new Santana Row stores have either opened in the last few months or are about to open. These include Annieglass, BoConcept, Bonobos Guideshop, Lou & Grey, Letarte Swimwear as well as two new places to eat: Pressed Juicery and Roots & Rye. San Jose, CA (Feb. 18, 2015) – New-to-the-area stores and eateries are enlivening the always-evolving scene at Santana Row. Next month, iconic Bay Area glassware company Annieglass is opening a retail store conveniently located for out-of-town visitors and local collectors. Also gearing up for a spring opening, Roots and Rye, a restaurant/whiskey lounge by renowned Bay Area restaurateur Chris Yeo.

Recently-opened shops new to the San Jose area include Pressed Juicery, offering healthy hydration; BoConcept, providing furniture and professional interior decorating services in one stop; and Bonobos, a menswear store that combines the best of e-commerce and bricks-and-mortar retailing and could become the future of shopping.

Update on parking - An additional 750 parking spots are now available at Santana Row. The new spaces include:
More than 650 spots are available at Santana West, the parking lot on Winchester Boulevard next to the Winchester Mystery House.
More than 300 spaces can be found behind Misora and Levare, the luxury apartment communities on Hatton Street.
Subtracting 180 spots for the new construction going on at 500 Santana Row, it’s more than 750 new spaces. It brings the total to more than 3,800 parking spaces at The Row!

The 6,384-square-foot space will feature stylish, comfortable seating, communal table options and an inviting patio, in addition to an open kitchen and an expansive whiskey collection behind the bar. It is the newest dining venture of the Straits Restaurant Group, which owns Straits and Sino on The Row.

Opened late January 2015

The e-commerce-based menswear company opened its second Bay Area “guideshop,” where shoppers can touch and feel the clothing and find the perfect fit with the help of experienced staffers. Customers will then be sent their purchases a few days later. The 1,489-square-foot Santana Row space next to lululemon athletica features Bonobos’ signature chinos, khakis, shirts, blazers and seasonal clothing. Appointments are advised, but walk-ins are welcome. Bonobos founder is Andy Dunn, a Silicon Valley entrepreneur and Stanford University graduate.

Lou & Grey
Opened holiday 2014

From the company that owns Ann Taylor and Loft, the Lou & Grey store feature women’s clothing described as “easy, texture-rich essentials for every day.” Pieces include comfortable, yet stylish pants, casual dresses, sweaters, jackets, T-shirts that can be worn for work, play our lounging. The 2,514 square-foot-store is located next to Madewell. Offering juice cleanses and cold-pressed juices, Pressed Juicery opened its first San Jose location on Olin Avenue, near Urban Outfitters. The 893-square-foot store features drinks that are blended daily and personalized to your taste and lifestyle. The juices are made with a hydraulic press, a machine that squeezes an entire fruit or vegetable into a pulp, extracting three to four times more than the average juicer. Three Retail Spots Being Filled at 360 Residences!

When the 360 Residences high-rise tower was completed years ago in Downtown San Jose's SoFA District, it came with over 11,000 SQFT carved out for retail across seven different units. Unfortunately, most have been sitting vacant throughout the building's history. The first unit to be leased went to a Subway on Market Street (to complement the other 5 Subways Downtown I presume). The second was only leased about a year ago to The Sliding Door Company. Now it looks like 360 Residences is finally going to fill up the majority of its retail spaces.

A photography studio called JP Impressions is taking a spot on South First Street next to The Sliding Door Company. I think this will be a great fit in the artsy district and hopefully they will participate in South First Fridays and other SoFA events. On the corner of Market Street we will be getting Voltaire Coffee House--which I believe is an independent store--and a place called Mitea which I think is a tea shop.

After these new businesses move in, there will only be two retail units left at 360 Residences... a huge improvement over the vast empty spaces on the building's ground floor over the last 6 years.

New Costco Officially Coming to South San Jose

Last week developers confirmed that a new Costco would be coming to South San Jose on a 76-acre parcel near the intersection of Highway 85 and Monterey Highway. This will be San Jose's 4th Costco--the other 3 are in Almaden, North San Jose, and off Tully.

The Wholesaler will be part of a project that includes up to 780 residential units, 154,000 SQFT of retail, and 260,000 SQFT of office or R&D.

Given the large number of people that currently live in this part of South San Jose (as well as future residents from all the new development there), this should benefit an area that is under-serviced by retail. I will also mention that this will be the closest San Jose Costco to a Caltrain station, not that I foresee anyone carrying reams of toilet paper on the train.

New Live-Work Project in Downtown San Jose

Barry Swenson Building is finally moving forward on a half-acre parcel that was acquired almost 15 years ago. The empty parking lot at the corner of N. 4th St. and E. Julian St. will be transformed into a modern and unique 13-unit live-work project. These types of projects are very rare in Silicon Valley. The ground floor is setup to accommodate small businesses such as an office or store while the owners of the business would live upstairs. There is also the option to do nothing on the ground floor and live in it as a 3-story townhome.

It's a great concept that I hope we'll see more of in San Jose. In other areas these types of projects have helped transform neighborhoods. With one the highest rates of entrepreneurship in the country, this seems like an ideal time for live-work units in San Jose.

Barry Swenson Builder is going to self-fund the project, which means it can start construction immediately after getting all of the entitlements (targeted for summer).

Pop-Up Shops Galore Coming Downtown!

Are you ready for some amazing news? Last week I posted about therethere opening their first retail store in Downtown San Jose. Well, it turns out they will have a lot of company during the holiday season. A total of NINE pop-up stores will be opening by November 7th!!!

These popups will be occupying underutilized spaces both indoors and outdoors, including the lobby of the San Jose Rep. This is a win all around... a win for local entrepreneurs, for Downtown residents and visitors, and for current Downtown retailers that have been yearning for other businesses to open up shop and help attract a critical mass of shoppers.

Times are changing and over the new few years we may see the same explosive growth in Downtown retail that we have with the restaurant scene in recent years. Temporary stores “pop up” downtown

SAN JOSE – Nine “pop-up” stores will open during downtown San Jose’s holiday season when more than half a million people visit the center city.

The new shops are occupying underutilized indoor and outdoor spaces downtown, including vacant storefronts such as the former San Jose Repertory Theatre lobby.

Civic pride apparel provider Therethere x SJ, opened its doors Oct. 24, sees the San Jose Pop-Up Project as part of downtown’s evolution, where arts, innovation and entrepreneurial spirit thrive.

“Not only do we hope this pop-up microhood activates the downtown corridor and supports independent business, but we also hope to encourage people to explore downtown and shop locally,” said Chinwe Okona, project manager of Therethere x SJ.

All of the stores are expected to be open by a pop-up event Nov. 7, coinciding with the popular monthly South First Fridays art walk.  The shops will remain open into January.

San Jose Downtown Association and the City of San Jose Office of Economic Development started the process of matching retailers and non-profits with vacant and underutilized ground-floor spaces in the downtown core about six months ago, said Nate Echeverria, SJDA business development manager.

The “pop-up” or temporary retail could grow into something more permanent, Echeverria suggested.

We want to catalyze the next wave of retail to downtown,” said Lee Wilcox, city Office of Economic development downtown manager. 

Added Marie Millares, owner of SJ MADE and The Usuals, and who is willing to stay inside the former San Jose Repertory Theatre building as long as possible:  “We've seen similar pop-up programs start and ignite retail districts in cities like Oakland, Los Angeles, and New York.  It's time to see these forward steps happen in San Jose, and we're glad to be part of it.”

Operating retail outlets from shipping containers is a first for downtown San Jose.

Not only will we gain exposure for our company, but also be a part of the larger conversation,” added Adam Mayberry, owner of DIE HARD sports apparel.  “We can work with property owners to find more permanent locations for shipping container retail and possibly create a new hub in downtown San Jose.”

The city-sponsored Pop-Up Project highlights downtown San Jose’s potential, said Jaymer Delapena of First Article consortium of men’s wear developers, who also will be stationed in a container.  “We’re participating partly to showcase our community and a simple, yet innovative approach to retail in an urban setting,” he said.

San Jose Bike Clinic and Cowgirl Bike Courier hope to create a cycling hub that raises enough funds to move its clinic into a permanent location, said Cain Ramirez of Cowgirl and Corinne Winter, president and executive director of the Silicon Valley Bicycle Coalition. 

For Underground:  A Fashion Boutique, the Pop-Up Project serves as a chance to reunite with former downtown customers, said owner Sam Garcia.  Garcia previously operated the record store and clothing store OnFirst on South First Street.

As the Pop-Up Project gained momentum over the summer, others came forward to help, including Tracey Ariga of Gensler, graphic designer Ben Henderson, and Spartups tech accelerator managing partner Saif Akhtar.

“We hope to inspire the public to take a peek and discover what the buzz is all about,” Ariga said.

Santana Row Welcoming Two New Stores: Letarte Swimwear and Pressed Juicery

Two new premium stores are coming to Santana Row before the end of the year. Letarte Swimwear is a Maui-based premium swimwear line and Santana Row will be their first Northern California location. The 1,080 SQFT store will be next to Guicci and opens this month.

Pressed Juicery features fresh fruit, vegetable, and nut-based juices made using a hydrolic press. This will be their first San Jose location and the 893 SQFT store will be near Urban Outfitters. The opening is slated for December.

J. Crew Factory and Gap Factory Store Coming to Westgate

Federal Realty--same owner as Santana Row--has already done quite a bit to overhaul Westgate with a big remodel, new stores, and new restaurants. Now they are bringing two more anchor tenants: J.Crew Factory and the Gap Factory Store. Both will fact Saratoga Avenue and should be ready for business by Spring 2015.

Westgate will also be getting Carter's and Oshkosh B'Gosh in a combined store next to Target. For more info have a gander at the press release below.

San Jose, CA (August 8, 2014) – Federal Realty Investment Trust is bringing the outlet center, traditionally located in outlying areas, to the city with a strong mix of top discount stores.  J. Crew and Gap are among two retailers opening outlet stores in the revamped Westgate Center next year. They join Nike Factory Store, which opened in February, and Skechers Factory Outlet, which opened in July.

“This is a new direction for Westgate Center,” said Jeff Kreshek, Federal Realty’s vice president for West Coast Leasing. “Our customer is looking for quality, variety and diversity; a product mix that outlet shops combined with full price brands can deliver.”
Following an extensive $15 million renovation and the addition of shops such as Nike Factory Store, J. Crew Factory and Gap Factory Store, the center will provide an innovative, exciting and accessible experience for customers.

J. Crew Factory is scheduled to open in spring 2015. The approximately 5,750 square-foot store facing Saratoga Avenue will feature ready-to-wear pieces, boldly colored basics and casual classics for men and women. This family-friendly new addition will also feature “crewcuts,” the brand's coveted children's line offering "mini-me" looks in sizes 2 to 14.

Westgate Center has also scored a Gap Factory Store, scheduled to open in spring 2015. Gap Factory Store will be a 10,910 square-foot store fronting Saratoga Avenue next to Old Navy. In addition, Carter's and Oshkosh B'Gosh will open a combined 9,137 square-foot store facing Saratoga Avenue, next to Target.

“As anchor stores, both Gap Outlet and J. Crew Factory will drive more shoppers to Westgate Center,” said Kreshek. “Furthermore, the broad tenant mix, as well as the mall’s location on heavily-traveled Saratoga, Hamilton and Campbell avenues in San Jose provides convenience and top brands to the densely-populated surrounding communities.”

Clandestine Brewing Opens in San Jose

Another local brewery has opened up shop! Clandestine Brewing is located near the The Plant shopping center south of Downtown San Jose. It is also not very far away from Hermitage or Strike (beer district anyone?).

New DMV Coming to East San Jose

Tired of long lines at South Bay DMVs? Hopefully this will help. A new 30,000 SQFT DMV is coming to East San Jose. This will be located at 2222 Senter Road, right across the street from Costco.

Barry Swenson is building out the project and expects it to be completed in late 2014.

Walmart Grocery Store Will Anchor Monterey Road Shopping Center

Yet another Walmart Neighborhood Market is coming to San Jose. This one will be a 50,000 SQFT anchor store at the new Sun Garden Center on Monterey Road. It is expected that it will open in Q4 of this year.

This location is near Spartan Stadium and the Plant Shopping Center. Sun Garden will also have space for a 44,576 anchor store and 4-5 smaller retail spots for restaurants or banks.

Bowling Alley and 24 Hour Fitness Coming to Eastridge

Eastridge Mall is adding two new non-shopping tenants to spice up the retail mix. The first is an 18-lane Round1 bowling alley. This is a Japanese chain that is known for incorporating karaoke rooms, arcades, and billiards into their facilities. The Eastridge Round1 will be about 50,000 SQFT. The second tenant is a 24 Hour Fitness that will come in around 40,000 SQFT. Both of these will be located in the space formerly occupied by Bed Bath & Beyond and it looks like they are under construction right now.

Vietnam Town Expanding By 186,000 SQFT

Even though there are 51 unsold retail condos in the 120-unit first phase of Vietnam Town, the owners have decided to go through with a second phase. The project will include an additional 186,000 SQFT with 141 more retail condos. These would be distributed across a total of five buildings with the average retail condo size being around 1,000 SQFT.

Part of Vietnam Town phase two will be a single 40,000 SQFT pad that could easily accommodate a grocery store. 99 Ranch Market or Lion Market have already been identified as potential candidates. There are also plans to build a parking structure on the site.

This seems like an ideal place in the middle of Little Saigon for a mixed-use village, so I'm a bit disappointing that a housing component was not included in the project. This could have become a Vietnamese Santana Row. At least doubling down on the project will increase the chances for success and turning it into a regional draw.

Cocoabella Chocolates - Awesome New Chocolate Shop at Valley Fair

Cocoabella owner Michael Freeman has traveled all over the world in search for the finest chocolates currently being produced. Well I have to say... mission accomplished. So far I have tried over 20 different kinds of their chocolates and can attest first-hand that the collection they have amassed is incredible. I don't think there is any other chocolate shop in Silicon Valley that comes close to what Cocoabella is offering at the entrance of Valley Fair's luxury wing.

In many cases, Michael would have to spend years building relationships with chocolatiers before being able to sell their chocolates. Brand image is critical to these boutique producers, so every shop a chocolatier works with has be be meticulously vetted and meet strict standards in terms of transportation, climate control, how long chocolates can be displayed before being rotated. For some distributors, Cocoabella is the only chocolate shop that carries their product in the United States.

In the shop itself, the chocolates are separated by regions: US, Canada, Italy, France, Belgium, Switzerland, and South America. There are about 150 varieties of chocolates that they carry, no two are the same. You have everything from cognac truffles, to candied figs stuffed with lemon peel and almonds, to almond praline mushroom caps. The list is endless and there are no "toothpaste" flavors here, every fruit-infused chocolate I tried was surprisingly amazing (these are typically my least favorite chocolates). If you want to try items that are unique, Cocoabella even had a blue-cheese based chocolate and several with exotic spices and chili-peppers.

If you are a fan of hot chocolate, their milk chocolate drink was the best I have ever had in my life. It's a blend of three different kinds of premium chocolate and is well worth a detour any time you're in Valley Fair.

I also have to mention that the staff was incredibly helpful. Their depth of knowledge on each piece of chocolate was impressive, and you can tell that they loved what they did and were passionate about their product (you would hope so, given they selling awesome chocolates from around the world).

For this level of quality, the prices are quite reasonable. You typically end up paying $2-3 per piece, which is not much more than what Godiva charges. You can either hand-pick your chocolates, buy pre-packaged boxes with seasonal themes, or put in an order through their website.

Cocoabella Chocolates is located on the first floor of Valley Fair near the Center Court and neighboring Hugo Boss, Banana Republic, and Wolford.

Indochino Pop-up Shop coming Downtown!

Indochino is an online menswear store that sells suits, tuxedos, and accessories. To show off their latest collection, they are setting up a pop-up shop right in the heart of Downtown (75 East Santa Clara, between 2nd and 3rd Street). There will be a tailor on hand and every suit purchase comes with an Art of Shaving kit in honor of Movember. For more info, check out the press release below.

I really hope we see more pop-ups like this in the future. These are exactly what we need to fill up vacant space until we get more MUJI's and San Pedro Square Markets Downtown. Side-note, Ike's Sandwiches is coming soon to this very same building and ISO: Beers will be across the street yet another neighbor inside of 75 East Santa Clara. This block is going to be completely different 6 months from now.
