Santana Row Annual Tree Lighting

The holiday season is officially upon us and Santana Row is being lit up tomorrow. Their tree along with tens of thousands of other lights will illuminate the row. The event starts with a scavenger hunt at 3pm ($250 prize) followed by musical performances. The tree lighting ceremony starts at 7pm with the lighting itself happening at 7:30pm tomorrow.

Santana Row is getting Barry's Bootcamp, Meso Modern Mediterranean, and Blue Bottle Coffee

We finally know what will go into the ground floor of Santana Row's capstone building at the very end of the street. Barry's Bootcamp is opening a 4,454 SQFT gym next summer at 700 Santana Row. They are known for intense combinations of cardio and weight training. Next door will be Meso Modern Mediterranean. This is a new concept by the owners of Left Bank and LB Steak. It's a French take on Mediterranean food and the restaurant is being built from the ground up specifically for this location. Last but not least, the ever so popular Blue Bottle Coffee will fuel the thousands of tech workers at the row by Fall 2019.

First merchants to move into new office building and modern coffee shop fuels energy in the heart of Santana Row

Glass Pumpkin Festival at Santana Row

This weekend, Santana Row will host the 4th annual Glass Pumpkin Festival.  Thousands of hand-blown pumpkins will be on display at Santana Row Park (in between Left Bank and EMC Seafood). Artisans will be doing live demonstrations showing how the pumpkins are built. Each glass pumpkin is crafted by renowned glass artisans from both BAGI (Bay Area Glass Institute) and around the country.

The event takes place on Friday, Oct. 5th from 4-8pm. Saturday, Oct. 6th from 10am-8pm, and Sunday, Oct 7th from 10am-6pm.

Splunk signs lease for the entire flagship (and final) Santana Row building

Santana Row has come a long way in the past 15 years. It is now an internationally recognized destination that has become a model for mixed used projects everywhere. 700 Santana Row is the last major development project to complete the original vision for the street. Future building will likely go across Winchester, where Federal Realty is planning a near 1 million SQFT office project at the former site of the Century dome theaters.

Splunk, which already has a massive amount of space at Santana Row, has agreed to take on another 300,000 SQFT at the new building. This will bring their total presence to 535,000 SQFT and put the bulk of the company in San Jose as opposed to SF.

The capstone building at the end of Santana Row will be ready for full occupancy by 2019, but the first 3 floors will be in use this October while the rest of the building is still under construction. The project will also add 1,300 new parking spaces and 30,000 SQFT of retail.

Tea Collection announces first brick-and-mortar location at Santana Row

Santana Row has scored another exclusive retailer. Tea Collection already has a strong online presence as well as partnerships through boutiques and Nordstrom department stores, yet they decided to open their very first physical store on the row. Endless summer Wine Stroll at Santana Row

One of my favorite Santana Row events is back to close out the Summer. The Endless Summer Wine Stroll takes place on Thursday, August 16 from 6-9PM. A portion of the proceeds will benefit the Bill Wilson Center, a local nonprofit organization that provides support to homeless runaway children and adults.

The event features tastings from Santa Cruz Mountain wineries, lite bites, DIY succulent terrariums, store discounts, live music, and perhaps a few surprises. There will also be a silent auction to benefit Bill Wilson Center located in Santana Row Park. Tickets are $40 and are available inside the Santana Row concierge or over here

Northern California's first Hello Kitty cafe opens in San Jose

The Hello Kitty Cafe Truck has periodically been roaming the Bay Area, but now there is a permanent home for fans of Hello Kitty-shaped treats. The first Hello Kitty Mini-cafe in Northern California opened last week at Santana Row. Food items include cookies, pastries, lemonades, and teas. The store also sells merchandise such as shirts and mugs.

Who could resist a cat-shaped macaroon?

BALDWIN opened their first Bay Area store at Santana Row

San Jose has scored another exclusive retail launch. BALDWIN is a boutique clothing retailer featuring premium American-made denim. The Kansas City-based label was lauded by both GQ Magazine and Vogue. Their first location in Northern California just opened last week at Santana Row.

To celebrate, BALDWIN is hosting a grand opening celebration from March 22-25. Visitors will receive a complimentary tote bag and 20% off a purchase of $200 or more.

New restaurants and stores coming to Santana Row

It does not look like Santana Row is losing any steam even after being open for more than a decade. More trendy and exclusive opening are on the way, including:

  • SoulCycle - coming in May, 3,151 SQFT space at 337 Santana Row
  • Ozumo - popular SF Japanese sushi and robata restaurant coming in March, 4,200 SQFT location at 355 Santana Row (former Blowfish space)
  • Baldwin Denim - American-made denim apparel coming later this month, 2,000 SQFT spot at 334 Santana Row, Suite 1075.
  • Everything But Water - a swimwear retailer coming in early April, 1,040 SQFT spot at 333 Santana Row in early April.
  • Pizza Antica - one of Santana Row's first restaurants, is relaunching in late April/early May in an expanded 4,186 SQFT space featuring a craft cocktail bar and more seating.

Federal Realty moves forward on 1 million SQFT "Santana West" office project

Now that the legal battles between San Jose and Santa Clara around development are over, Federal Realty--the developer behind Santana Row--is resuming work on their next major project. The Silicon Valley Business Journal go their hands on some impressive renderings of the 13 acre project.

It looks like it will be one massive building covered entirely with outdoor green space. The Century 21 building would somehow be incorporated into the project, but how is not yet clear. "Santana West" is build-to-suit, meaning they are not planning to move forward without a committed tenant.

If all goes well, we will have another flagship office building in 2019 or 2020.

New Ike's Love & Sandwiches at Santana Row

On the ground floor of Splunk's Silicon Valley headquarters at the very end of the row, you will find a lonely-looking Ike's Love & Sandwiches. While easily one of the best sandwich chains in the Bay Area, I have to feel a little bad for them with Mendocino Farms literally right next door. The placement of these two sandwich shops is questionable, but I'm sure there will be enough business for both. While I love Ike's I would have a hard time choosing them over their neighbor. I feel a turf war coming on.

Mendocino Farms opens tomorrow at Santana Row

Last week I was fortunate enough to attend a media preview for the newest Mendocino Farms restaurant, which is conveniently located at the capstone end of Santana Row next to the CineArts Theater. This is only the second Northern Californian location of the extremely popular LA chain--the other being in the Pruneyard in Campbell.

Mendocino Farms is tucked in a 2,822 SQFT space formerly occupied by Thea. That may not sound very large but the soaring 30-foot ceiling and outdoor patio make the space feel expansive. The vertical height is so impressive that they somehow manged to fit a full-sized living tree inside of the restaurant.

Also notable are the craft beers and local wines on the menu. Not often would you find that in a sandwich shop. However, based on what I sampled here this is one of the few places I have been to serving up sandwiches worthy enough to be accompanied by a glass of Napa wine.

Their "Real Old-School Pastrami" is the flagship sandwich of the season. It comes with house hickory smoked pastrami, celery root slaw, butter pickles, and a delicious triple mustard spread. This was the single best Pastrami sandwich I have ever had in my life. Other popular items are the "Kurobuta Pork Belly Banh Mi," a premium take on the Vietnamese classic, and the "Not So Fried Mary's Chicken," which is a virtual fried chicken sandwich with roasted free range chicken breast topped with "krispies," herb aioli, mustard pickle slaw, and pickled red onions.

There is a healthy spin to many of the items on the menu. They even have an "Impossible Taco Salad" with a plant-based Impossible Burger meat for chorizo. Also on the menu are artisinal salads, soba noodles, cous-cous, and premium sodas.

The prices are on par with what you would expect for Santana Row (not cheap). I can say you will get what you pay for in quality and you won't leave hungry.

The official grand opening for Mendocino Farms is tomorrow and they are well worth checking out.

NETGEAR flagship pop-up at Santana Row

NETGEAR is a San Jose-based tech company that specializes in internet hardware. They make some of the best wireless routers available and I have owned many of them over the years. This holiday season they have decided to open a flagship pop-up store in their backyard. The Santana Row shop will let consumers test out NETGEAR's three key product lines: Arlo, Orbi, and Nighthawk.

The popup is open now through the end of the year.

Volar may set a new bar for rooftop amenities

Volar is a fancy 18-story (200 ft. tall) tower proposed for the Santana Row area. The mixed-use project will have 307 residential units, 52,000 SQFT of commercial, 16,275 SQFT of public open space, and 490 parking spaces. There are several interesting things about this project besides it being far taller than anything else in the area. However, the item that really stands out to me is a rooftop that that will give the Capital Club a run for its money.

The top floor is a mix of 29,814 SQFT of private open space for the residential units and that 16,275 SQFT of public open space that anyone can access. If the render below is accurate, this will be the most impressive rooftop on any high-rise in Silicon Valley. It looks like thee will be lounge areas, outdoor fire-pits, and plenty of trees spread across a posh Santana-Row-like area. The 18th floor will also have a 8,500 SQFT restaurant and cafe with a two-story atrium. The views should be quite spectacular from any part of the rooftop or restaurant. This could be the start of a new era where high-rise housing comes to more parts of San Jose.

New luxury apartment project coming to Santana Row area

Greystar Real Estate Partners is going to transform an existing 216 unit apartment building into a a 636 unit luxury apartment community called The Reserve. The project is at 881 S. Winchester Boulevard, very close to Santana Row.

The apartments will mostly be one and two-bedroom loft-style units in four to five-story buildings with two levels of underground parking. Amenities include a pool, rooftop lounge, a fitness center, and 8,000 SQFT of retail.

The Reserve should be ready for leasing in 2020.

New Proposal in West San Jose

A Preliminary Review Application (File No. PRE17-143) was recently submitted at 375 S. Baywood Avenue for a 12-story, 65 unit multifamily building with underground parking on a 0.3 acre site. Currently the site has two existing single-family homes and could be developed with up to 75 units under the Urban Village land use designation. This property falls within the newly adopted Valley Fair/Santana Row Urban Village Plan. The VFSR Plan sets a capacity for 8,500 new jobs and 2,635 new dwelling units.

The applicant submitted several design concepts to gain an understanding of what staff would support. The conceptual designs can be found here. The concepts are all of a similar design but different enough to be able to have a preference for one over the other. I will say it is very exciting to see interest in architecture that is different from the typical boxy industrial look we have seen all too much in the Bay Area (think Mission Bay in San Francisco).

Santana Row Summer Concerts

A free concert series kicks off this Wednesday at Santana Row. All of the concerts will conveniently be located in Park Valencia, which is now packed with eateries--Maggiano's, Roots and Rye, Pluto's VeggieGrill, The Counter, Kara's Cupcakes, and two brand new options: Smitten and Poke Bar. The odds are always good in July that the weather will be amazing, so grab a bite and hang out!

The concerts take place from 6pm to 8pm and you can see the lineup in the flyer below.

Le Marché Santana Row Farmers Market

Last week I attended the grand opening of the Le Marché Santana Row Farmers Market, located at the southern end of Santana Row. Le Marché is held every Wednesday from 4-8 p.m. and includes over 50 vendors offering vegetables and fruit, local cheeses, flowers, herbs, olives, and even whole rotisserie chickens! Le Marché passed all of my criteria for what qualifies as a great farmer’s market:

  • “Food on the fly” or food ready to eat from local food trucks in case you’re hungry for a meal right then and there
  • Fruits and veggies to make salads or sides for lunch and dinner during the week
  • High percentage of local vendors
  • Range of dessert, from pies to pastries

Some of my favorite purchases were the scallops from the Santa Cruz fishermen (all fish is sushi grade), the black raspberries from Borba Farms, and the olives from O’Live Healthy.  The live cooking show hosted in the center of the market was also a special treat! There is ample seating around the chef’s table so you may sit and listen to the chef during her show. While there weren’t any arts or craft tables, Le Marché has a smaller footprint than other local farmer’s markets. Le Marché is also very kid friendly as the site is closed off to vehicles and much of the plaza is dedicated to seating, socializing, and eating.

I would highly recommend getting to Le Marché before 6:30 p.m. as the parking garages were decently full by then. Although, a huge benefit to Le Marché at Santana Row is that there is always free parking! And a friendly reminder that due to health codes, dogs are not permitted in the market area. I was unaware of this rule and brought my dog with me, as shown by the picture below, but was never approached to leave the market. 

Overall, great food, great location, and a great time!

Le Marche - Santana Row Farmers' Market

An upscale farmers' market with over 50 vendors will take place every Wednesday until September starting today at Santana Row. "Le Marche" features organic produce, gourmet foods, cooking demonstrations, rotisserie chicken, and lots of other delicious items. There are also plenty of prepared food options available, making it convenient to enjoy a quick snack on one of the many patios on the row. Left Bank Brasserie is even doing a farm-to-table prix fixe menu utilizing fresh ingreedients from Le Marche.

Today during grand opening of the farmers' market, LB Steak will be demoing their Corn Succotash and Maple Braised Pork Belly at 5:30pm. Le Marche is located towards the end of Santana Row between Olin Avenue and Olsen Drive.

Urban Villages are on the way!

On Wednesday, May 10th, the City’s Planning Commission recommended that City Council approve two Urban Village Plans: the Valley Fair/Santana Row Urban Village and the Winchester Boulevard Urban Village. These Urban Villages are located on the west side of San José and include developments such as the Westfield Valley Fair mall, Santana Row, and properties along Winchester Boulevard.

The purpose of Urban Village Plans is to guide new job and housing growth within Urban Village areas and to guide the preservation of existing neighborhoods. San José is projected to grow by over 400,000 people by the year 2040; in order to accommodate for this massive growth in population, the City created the Urban Village concept as part of the Envision San José 2040 General Plan update in 2011. In addition to facilitating this growth, Urban Village Plans will guide the characteristics of future development including buildings, parks, plazas, public art, streetscape and circulation. The Winchester Urban Village Plan sets a capacity for 2,000 jobs and 2,200 housing units, and the Santana Row/Valley Fair Urban Village Plan sets a capacity for 8,500 jobs and 2,635 housing units to the year 2040.

These Urban Village Plans are the fruition of over two years of community engagement, of which included online surveys, community workshops, and discussions between City staff, developers and community stakeholders.

City Council will vote on June 27th to approve or deny these Urban Village Plans. If adopted, residential, commercial, office, and mixed-use development will be able to move forward within the boundaries of the Urban Villages. This area of the city is VERY HOT right now for both office and residential development, so we can expect many development proposals within these areas if the Plans are approved.

Other Urban Village Plans currently under development by the City include the West San Carlos Street Urban Village, the Stevens Creek Boulevard Urban Village, the East Santa Clara Street Urban Village, and the South Bascom Urban Village.
