New Condo Development - Latitude 88

Looks like a new 1, 2, and 3 bedroom condo building is coming to San Jose at the intersection of Tasman and Zanker (near @First). If you take a good look at the sign it references the www.latitude88.com, but it looks like there is nothing there at the moment. Also googling Latitude 88 didn't yield much either. If anyone has info, please let us know in the comments.

  1. This has been in the works for years. It's part of the Vision North San Jose stuff. I live in that area...it's hard to know what's going ahead and what's not. For sure, the old Sony site at Zanker & River Oaks is being built. Also, a little furher along River Oaks towards Montague is the old Cadence building which is now 2 large holes in the ground. Right next to @First is a bunch of condos & apartments (Vista Montana). From memory, the one interesting part about this one (Latitude) is that in the original plans it included a lot (20,000 sq feet) of ground level retail which I would like to see although I'm sure if it is viable. The developer went into bankruptcy at one point in the 2008/2009 timeframe due to the property market collapse, so it's anyone's guess! But there is definately something going on there. A new office and heavy earthmoving equipment are on the site now.

  2. Speaking of @First, there are 2 plans in the city's website (the online planning section) for that area - one for a 2,800 stall parking garage and the other for a 260,000 sq ft office building. I don't know if that is for real or if they are just testing the waters. If it's for real, that would be the final build-out of that development.

  4. I think there are 2 phases to this project...one is condos and the other (larger) is apartments. They are different propositions these days. I'd be surprised if they would proceed with condos in this market. Agree...the location is awkward but the light rail is right there.

  5. The location is right in the middle of the Golden Triangle, the largest tech cluster in the world. Given there are more tech jobs within a few miles than anywhere else, access to transit, and lots of future development planned nearby... it makes sense to build more residential there.

  6. I'm not crazy about the area and that is from someone that lives in the area. If you consider some of the other little neighborhoods (e.g. along River Oaks Pkwy) in that area, they are much nicer with trees and well maintained landscaping. This one is slap-bang in the middle of endless Cisco buildings. It doesn't really make any sense to me given that there are plenty of other open areas. But that's just me. It is in the Golden Triangle as you pointed out...
