565,000 SQFT Santana Row Expansion

Sometime next year Federal Realty is hoping to break ground on a massive 535,000 SQFT office space expansion that will bring over 1,000 jobs to the area. This will include two huge office buildings--one seven stories and the other eight stories--and a building beside the CineArts movie theater that would include 30,000 SQFT of retail space and an open public courtyard.  If you are tired of fighting for parking at Santana Row, the additional 2,500 parking spots including in this project will be a big help.

If all goes according to plan, Federal Realty could have approval by the middle of 2014 and break ground right away, even if they do not have a confirmed tenant for the office space. The current office space at the Row is 100% leased and if the build this new space speculatively it will likely not stay empty for very long.

    1. Yeah, they should just, like, stop building more stuff. That's the path to a vibrant city.

    2. When I go to New York. I'm always like, what a dumb place. It takes me forever to go anywhere in my minivan. They should, like, tear down some of these buildings to reduce traffic.

    3. What they should really do is pave over Santana Row and expand 280. Now that would get me excited. Just think how little traffic we'd have in the area.

  2. Pay attention: Don't let your councilmen bamboozle you into rubber stamping "multi-use" zones. Residents bought their houses here because it is a residential neighborhood, not an industrial or commercial zone. You will be living next to high rises and hotels in 5 years if you don't stop it now.

    1. I think that ship has sailed, mixed-use villages are going to be the future for San Jose. Things are going to get a lot more dense, and I think most people reading this blog are okay with that.

I am not sure what residents you're talking about, people that I know live near Santana Row or Valley Fair moved there after the mall was built, to tell the truth I don't know anyone who bought around there before the original Valley Fair Shopping Center was built. I think neither 880 or 280 existed then...

  3. Santana Row is a residential neighborhood? Think of it this way, there are enough folks willing to pay for the density that you dislike. Simply pocket the extra cash and move to a purely residential neighborhood.
