Meridian Mixed Use Project

Let's start the week off right with some positive development news. The Meridian Mixed Use project has scored $8M of funding to move the project forward. We're looking at 218 apartments and over 14,000sqft of retail located in Midtown on San Carlos Street. Based on one of the images below, it looks like they are planning to have 8 retail spaces, including a restaurant... all with a pedestrian orientation (versus suburban). This is a $60M project and ground breaking is expected in July.

I think one day we'll see a high density connection all along San Carlos between Downtown and Uptown San Jose (Santana Row/Valley Fair). This isn't the only project in the area breaking ground soon. The $250M Ohlone project with 14 story buildings, 800 residential units, and 30,000 sqft of retail is ALSO happening soon.

  1. Now this is awesome! Hopefully the density on W. San Carlos street extends east all the way to 87. Imagine taking light-rail from south San Jose to catch a future A's game at Cisco Field; you would then get off at the Children's Discovery Museum station and walk down WSC street to the ballpark. The increased foot traffic will mean major activity along this portion of WSC; perhaps shops, bars, restaurants will be part of the equation as well.

    How's this for dreaming: in the future build a BART "spur" from Diridon Station west under/along WSC street and Stevens Creek BLVD. Build stations at Mid-Town, Valley Fair/SR, Valco/future Apple campus and De Anza College. I know it would cost billion$, but perhaps this is where all that cash that Apple has comes in to play; a public/private partnership between the VTA and Silicon Valley. Dare to dream..

  3. This is great for the city. Does anyone know if any new developments in the downtown core? I thought I read that all the residential high-rises were close (70%ish) to being full or leased, so I would assume an apartment builder would want to start something now with rents being high.

  4. You would think, but for now it seems that nothing new is going up anytime soon. The Carlyle was supposed to be breaking ground soon, but it hasn't. Unfortunately, Barry Swenson Builders hold a majority of the projects, so it's a bit of a monopoly.

  5. Sam Liccardo told me via email that the North San Pedro housing project would begin construction in a "few months." I couldn't find anything on this via the web. Can anyone confirm? (Didn't want to bother Sam with details)

  7. I sure hope something breaks ground soon. Downtown San Jose doesn't need to miss another window. Apartments are needed, and not only in north SJ. There should be at least 2 or 3 cranes on the horizon and I can't seem to locate one.

    1. That's what I heard too from Councilman Oliverio. He thinks financing won't come in soon unless the A's ballpark comes in

  11. They've started building. 218 apartments? Along with the 95 new units being built at Fiesta Lanes? One of those retail stores better be another grocery store. When will San Jose stop tearing down fun stuff (like the bowling alley) to build more boring stuff (like houses & shopping). I live in 95126, and would love to be able to walk or ride my bike to something interesting in my own neighborhood.
