They are ready to build the health club as soon as they receive the final sign-off from the city. I'm not sure what the monthly fees will be for membership, but I think they will be a bit higher than your typical 24 Hour Fitness. Check out some images below that the Business Journal scooped up from a Colorado VillaSport .

High-end Health Club Replacing Century Berryessa 10
Many Berryessa residents were worried that the former Century 10 Movie Theater was going to be turned into a Walmart. It now looks like that space is going to be a massive 130,000 SQFT VillaSport gym. Actually, calling it a gym may be an insult. The existing VillaSports in Texas and Colorado feature amenities like outdoor water slides, whirlpools, full-service spas, massive amounts of equipment, and kid's areas that are in-and-of themselves larger than many gyms. Residents in the area should be pretty happy about this!

Massive 2 MILLION SQFT Office Project Proposed for North First!
Nathan Donato-Weinstein from the Business Journal nabbed what will likely be the largest development scoop of the year. 10 freakin towers proposed on North First Street!!! The project spans 20 acres at First Street and Brokaw which consists of some empty land and the Bay 101 casino. It would likely be built in two phases, Phase 1 on the area currently vacant with Phase 2 coming in after the casino moves to their new home closer to M8trix.
The buildings would each be about seven stories--which is tall for your typical tech campus, think Brocade in the @First area. Total square footage would clock in at a jaw-dropping 2,025,350 SQFT. In terms of sheer size of an office project, this would come second only to the new Apple Campus in Cupertino. This dwarves all other planned office projects in the Bay Area, including expansion project by Samsung, Facebook, Linkedin and Google (their Bayview Campus).
No potential tenant has been named, but there is speculation that it will be a huge tech company like Microsoft, Amazon, or Apple.
Amenities will include 7,103 spaces of mostly underground parking (Lightrail is also across the street), an underground pool, a soccer field, and courts for basketball, racquetball, and squash. Check out photos of the modern curved glass buildings below! I really, really hope this goes through.

The Plaza de San Jose retail center at Story and King is about to get a new tenant. Smart & Final is planning on occupying a 20,000 SQFT space that was previously a Famsa. The warehouse-style grocer plans to service both general consumers and restaurants in the area. The store should open this month and will be the third in San Jose.

Saturday Stats: San Jose Ranked #6 Best City for Small Business
We have a great Saturday stat for you you today. Our of all major cities in the US, San Jose was ranked as the #6 best city for small businesses! What makes this all the more meaningful, is that San Jose was the ONLY California city on the list. The rankings were calculated by factoring in state income taxes (5% weight), city income taxes (10% weight), payroll taxes (25% weight), city property taxes (10% weight), city growth rankings (20% weight), and ease of licensing requirements (30% weight).
San Francisco did not rank. In fact, New York did not even rank. For a business earning $100k a year in New York City, they would have the worst tax rate and they also scored very poorly from a licensing perspective. San Francisco also has difficult licensing requirements (much worst than San Jose) and also is subject to higher taxes (2% more than San Jose).
San Jose qualified with no local income tax (city income tax), a low property tax rate, the top growth rank rate of all cities evaluated, and a decent but not great license friendliness rank. Again, the fact that this was the only city in California to qualify is quite substantial.
List of Top 10 Best Cities for Small Business
1. Austin, TX
Tech giants Dell and IBM make their home here, but Austin proves equally friendly to small businesses. The city scores highly thanks to no state or local personal income taxes and its 2nd place rank in the Milken Institute’s 2012 Best Performing Cities for favorable growth prospects in technology, real wages and jobs. Austin also scored 2nd for its hassle-free business licensing requirements, according to data from Thumbtack’s 2013 Small Business Friendliness Survey.
Local income tax: 0% (sample median: 0%)
City property tax: 1.24% (sample median: 1.35%)
Growth rate rank: 2
License friendliness rank: 2
2. San Antonio, TX
Home to big companies like Clear Channel and Valero, San Antonio earns the second spot in our list because it has the highest ranking for friendly licensing requirements, where on average small business owners say that the city’s regulatory environment is “somewhat friendly.” San Antonio also scores in the top 10 for its growth prospects.
Local income tax: 0%
City property tax: 1.36%
Growth rate rank: 6
License friendliness rank: 1
3. Dallas-Fort Worth, TX
Dallas is home to over a dozen Fortune 500 companies and like other Texas cities, it is very welcoming to small businesses, scoring in the top 5 for ease of licensing requirements and growth prospects. While it did not score highly for property taxes, Dallas is still a very attractive city for small business.

City property tax: 1.38%

4. Baltimore, MD
One of only three East coast cities to make our list, Baltimore earned a top 10 spot because it ranked 3rd for its hassle free licensing requirements. One downside is that Baltimore levies personal income taxes between 1.25 and 3.2% and scores poorly because of relatively high property taxes.
Local income tax: 3.2%
City property tax: 2.27%

Growth rate rank: 3

6. San Jose, CA

Local income tax: 0%
City property tax: 1.27%
Growth rate rank: 1
License friendliness rank: 7
7. Charlotte, NC
While North Carolina isn’t known for its friendly income tax code, Charlotte did score highly for low unemployment tax rates and scored in the top 10 for property taxes, long-term growth prospects and non-burdensome licensing requirements.
Local income tax: 0%
City property tax: 1.28%
Growth rate rank: 8

8. Indianapolis, IN

Local income tax: 1.62%
City property tax: 3.35%
Growth rate rank: 10

9. Jacksonville, FL
Jacksonville scores in our top ten largely thanks to its presence in Florida, a state with zero personal income taxes and relatively low payroll taxes. Jacksonville earned 4th place for its easy licensing requirements but scores lower for growth prospects (15th) and property taxes (12th).
Local income tax: 0%
City property tax: 1.80%

RetailNext Tripling Space Downtown
RetailNext is company that analyzes shopping habits and behaviors, even going so far as creating "heatmaps" showing where shoppers are spending most of their time in a store. They currently have a 50 people in their 6,800 SQFT Downtown San Jose headquarters at 99 Almaden. They have decided to nearly triple their space to a full floor at 60 South Market, which will bring them up to 17,108 SQFT.
They were quoted saying that staying Downtown was their #1 priority. They want access to amenities and the Caltrain stop but do not want to pay the high rents at Palo Alto and Mountain View. Hopefully we'll see a lot more companies make similar decisions!

Misora @ Santana Row
I received a whole stack of photos from Santana Row's latest residential project, called Misora. This is located right behind California Cafe and Lark Creek Blue and consists of Studios, 1-2 Bedroom Flats, 1-2 Bedroom Lofts, and Townhomes. The amenities and location are as good as it gets, and prices range from the high $2k/mo range all the way up to $10k/mo. The photos below are courtesy of Imagetel Photography.

New Japantown Project Moves Forward!
There appears to be no shortage of San Jose projects getting off the ground lately. The former La-Z-Boy warehouse is going to transformed into 166 units of luxury apartment living at 825 N. 10th Street. The development will feature studios, 1 bedroom, and 2 bedroom apartments ranging from $1,600 to $2,800 per month. As for amenities, they are shooting for "boutique-hotel living." There will be a nice pool (pictured below), a yoga studio, workout area, and I'm sure much more.
Contractors are going to start work immediately on the industrial conversion. Construction should take 17 months with leasing starting in late 2014 or early 2015.
There is also work on an 80 unit for-sale project across the street and a major mixed-use project on the city corporation yard with 600 units. I have a feeling we're going to need more than one Bikeshare station in Japantown!

Little Italy San Jose Updates!
So it looks like there is some movement in San Jose's new Little Italy neighborhood. First off, Paesano's is about to get some company. Bel Bacio Cafe should be opening any week now and they are also trying to get a Pizzeria/Wine Bar. The giant arch at the entrance of Little Italy is a go (design below). Last but not least, they are raising $360,000 to purchase and restore a 1910 Victorian house in Little Italy and turn it into an Italian museum to honor the contribution of Italian Americans in Santa Clara County. So far, they have already raised at least $280,000.
Keep on trekking guys, it sounds like you are making some serious progress!

Smashburger Now Open at San Jose Market Center
The first Smashburger in Silicon Valley just opened up at the San Jose Market Center! The gourmet burger joint competes with other restaurants like The Counter and Five Guys. They differentiate themselves with creative toppings, Haagen-Dasz milkshakes, and craft beer. Based on Yelp, the chain is highly reviewed and I'm sure a lot of people will be happy to have one of these in the South Bay.
Eventually they plan to open a total of five stores in San Jose, and 10 more in the greater Silicon Valley area.

The Knight Foundation Donates $495,000 to Bridging the Digital Divide
It is pretty easy to take a lot for granted living in Silicon Valley. For example, while the internet appears ubiquitous to us and it is impossible to imagine a life without it, there are still 5 billion people in the world with zero access to the web. Even in our own backyard there are communities with limited access.
A couple weeks ago the Knight Foundation announced they were investing nearly a half million dollars in programs that will bridge the digital divide as well as help residents find information on transportation and affordable housing, empower Silicon Valley nonprofit leaders by learning how to use digital tools and cut costs, and create an internship program in Palo Alto for low-income youth.
The Knight Foundation is based in San Jose and hopefully many of our communities will benefit from these programs. For more information, just have a look at the source links below.

New For-Sale Residential Project Downtown
If One South, Centerra, the two KT Properties towers in San Pedro Square, and the Pierce weren't enough, there is yet another residential project happening Downtown. SiliconSage Builders is turning an aging used-car lot behind the San Jose Convention Center into 100 for-sale homes.
They designed this project to match the surrounding Craftsman-style homes, but I have to say that the design looks antiquated even before a single shovel hits the ground. For example, have a look at the very bottom at what The Pierce in SoFA is going to look like. That building is going to be just a couple blocks away as is 360 Residences. When you try to match everything in the neighborhood, things start looking pretty homogeneous and generic. We should be trying to set the bar higher and not worrying about things looking out of place. The buildings that stand out are usually the ones that bring new character to a community.
I'm happy to get more people Downtown and extra foot-traffic in SoFA, but I think this project could have been much more dense and look a heck of a lot better than what is planned. What do you guys think?

Bay 101 Planning New Complex Closer to M8trix
M8trix was a dramatic improvement over Garden City Casino, bringing with it a tiny bit of Vegas to San Jose and a colorful new tower. Now it looks like Bay 101 is looking to not only looking to do a similar remodel but move much closer to their gaming neighbor. They purchased a 20-acre hotel at 1740 N. First and are planning a 87,000 SQFT card club with two attached hotels with a combined 470 rooms, retail space, an upscale restaurant, and a six-story parking structure. Note that while the card club would be 12,000 SQFT larger than their current home, the number of gambling tables would be the same since the limit is set by San Jose voters. The skyline would also benefit from the two modest hotel towers as one would be 9 stories and the other would be 10, and both would be visible from Highway 101 and probably 880.
The new plans will happen in phases (much like M8trix which is also planning a hotel tower and celebrity-chef restaurant) with the card room happening first, followed by the hotels and the parking structure. The location is really ideal for them: no residential neighbors, close to 101, close to the airport, and next to techies along North First. It also would open a development opportunity on the site of the old casino. Looks like a nice project!

Vitriflex Raises $3M
There is always a lot of buzz around new start-ups raising money on the Penninsula and SF, so I want to make sure to at least mention San Jose area start-ups that close a round of funding. We do have plenty of start-ups as well, not just tech giants like Cisco, eBay, Cadence, etc.
Vitriflex is a company that develops gas barrier film technology for use solar panels and mobile screens. They just raised $3 million, which is in addition to the $5 million that they raised last year. The new money likely means more jobs and more opportunities in the area.
